Article 5 : Uses <br /> Section 5 . 13 : Standards for Agricultural Uses <br /> ( a) amount of water anticipated to be used on a dail ekly , monthly , <br /> and an asis by regulated uses located o parcel ( e . g . , water <br /> usage by bona ' rm uses is not r ' ed to be included ) ; <br /> ( b) An analysis of the amoun dwater withdrawal considered to be <br /> safe and sustaina the immediate it ; and <br /> ( c) An an of whether other wells in the vicinity o oposed use are <br /> ected to be affected by withdrawals made by the propos e . <br /> 5 . 13 . 6 Cooperative Farm Stand <br /> ( A) Use Standards <br /> ( 1 ) Shall be permitted as more than 1 principal use if located on a bona fide farm . <br /> Refer to Section 6 . 2 . 5 of this Ordinance . <br /> ( 4} BL&enefal-Standards fer�of Evaluation <br /> ( In addition to the application materials required in Sections . 2 and 2 . 4 . 3 , the <br /> Ilowing shall also be required : <br /> ( a) e number and location of particip cooperative farm partners . <br /> ( b ) A descri n of the facility , i ding size of structure ( s ) and access <br /> locations . <br /> ( c) Number of e yees , ' ny . <br /> ( d ) Fre cy and hours of opera <br /> (2) Sale any products not produced on the farm of one of the cooperative farm <br /> rtners shall be incidental , related to , and a subordin component of farm <br /> stand sales in scale and profit . <br /> 5 . 13 .7 Equestrian Center <br /> ( A) Standards of Evaluation for Class A Special Use Permit or ASE- CZ Zoning District <br /> ( Minimum lot size : 15 acres . <br /> ( 2) Site shall have direct access to a major road , as classified in the Ora e County <br /> mprehensive Plan , and shall use said road as the primary acce , unless <br /> app ved otherwise in the permit . <br /> (3 ) All struc es , facilities , storage areas , and parking areas all be setback a <br /> minimum o 00 feet from all property lines . <br /> ( 4) Parking area ( s ) all include sufficient space for p ing and maneuvering trucks <br /> and horse trailers . <br /> (5) Loudspeakers and publi ddress system hall not be used before 7 a . m . or <br /> after 7 p . m . if an existing re ' ence is I ated within 1 , 000 feet of the facility , <br /> unless approved otherwise in t pe it . <br /> ( 6) All unpaved areas shall be mai in in a manner which prevents dust from <br /> adversely impacting adjace ropertie <br /> (7) Application materials s include a compre nsive groundwater study , for <br /> facilities expected to se more groundwater on n annual basis than an average <br /> single family resi nce ( which uses 240 gallons o ater per day) built at the <br /> highest densit e existing zoning district would alto . For example , if the <br /> existing zo g district allows a residential density of 1 u for 2 acres and the <br /> propose use is on a six acre parcel ( which could yield 3 re ' ences ) , the <br /> prop ed use ( s ) may use three times the water used by an av ge single family <br /> re ' dence ( or 720 gallons per day , on an annualized basis ) before <br /> omprehensive groundwater study is required .
