STANDARDS - AGRICULTURAL <br /> 5 . 13 . 1 Agricultural Processing Facility <br /> ( A) Use Standards <br /> ( 1 ) Shall not be permitted : <br /> ( a ) As a Conditional Use District . Refer to Section 5 . 1 . 3 of this Ordinance . <br /> ( b ) Within the Rural Buffer land use classification , as designated by the <br /> adopted Comprehensive Plan , as part of a Conditional Zoning District <br /> r <br /> application . <br /> (A)LqL�G Standards fGr-of Evaluation <br /> Application materials shall include a comprehensive groundw er study , for <br /> facilities expected to use more groundwater on an annual sis than an average <br /> single family residence ( which uses 240 gallons of wate er day) built at the <br /> h ' hest density the existing zoning district would allo . For example , if the <br /> exis ' g zoning district allows a residential density 1 unit for 2 acres and the <br /> propos use is on a six acre parcel ( which cou yield 3 residences ) , the <br /> propose se ( s ) may use three times the wa used by an average single family <br /> residence ( o 20 gallons per day , on an a ualized basis ) before a <br /> comprehensive roundwater study is re ired . The water usage rates of any <br /> existing use subje to zoning regulat ' ns located on the same lot shall be taken <br /> into account when de rmining if a omprehensive groundwater study is required . <br /> Said study shall detail : <br /> ( a) The amount of wate nticipated to be used on a daily , weekly , monthly , <br /> and annual basis y re lated uses located on the parcel ( e . g . , water <br /> usage by bon ide farm s is not required to be included ) ; <br /> ( b ) An analysi of the amount of g undwater withdrawal considered to be <br /> safe an sustainable in the imme ' ate vicinity ; and <br /> ( c) An alysis of whether other wells in e vicinity of the proposed use are <br /> e ected to be affected by withdrawals de by the proposed use . <br /> (2) If loc ed adjacent to residentially zoned property , al uildings and outdoor <br /> st ge areas shall be located a minimum of 100 feet fr the property line . <br /> (3 ) utdoor storage areas shall be screened from the view of a adjacent <br /> residentially zoned property . <br /> 199 As previously indicated the County' s Attorney office has advised symbols should only be utilized to denote <br /> review/approval processes for land uses .
