Article 5 : Uses <br /> Section 5 . 9 : Standards for Utilities <br /> In of an array erected on a non - resid zoned property , the <br /> array shall not d within an red setback , landscape , or <br /> buffer area . <br /> ( e) If a gro unted array is removed , any ea ance shall be <br /> ed and reseeded within 60 days . <br /> ( B ) Submittal Requirements and Standards of Evaluation for Solar Array — Large <br /> Facility ( Class B Special Use Permit) <br /> ( 1 ) Submittal Requirements <br /> In addition to the information required by Section 2 . 7 , the following sh be <br /> submitted as part of the application : <br /> ( a) A site plan showing all existing structures on the property , ny proposed <br /> buildings or structures that are necessary to support the roposed array , <br /> existing and proposed storage areas , parking and acce s areas , <br /> topography at a contour interval of five feet , any offici ly designated <br /> floodplains or alluvial soils . <br /> ( b) n assessment of the power needs for all structur s on the property and <br /> th anticipated power generated by the propose array . <br /> ( c) The roposed arrays distance from all structu s located on the property . <br /> ( d ) Plans d elevations for all proposed struct res and arrays as well as <br /> descripti s of the color and nature of all terior materials . <br /> ( e ) Landscape Ian , at the same scale as t e site plan , showing existing <br /> and propose rees , shrubs , ground c er and other landscape material <br /> (f) A soils report de oting the types of oil on the property including detail <br /> on the compactio necessary to s pport the proposed development . <br /> ( 2) Standards of Evaluation <br /> ( a) The proposed array sh not equire the alteration of existing land use ( s ) <br /> to accommodate develop t . <br /> ( b) All on - site utility and tran i sion lines shall , to the extent feasible , be <br /> placed underground . <br /> ( c) The height of propos arrays a support structures shall not exceed <br /> the height requirem nts of the un rlying zoning district where the <br /> property is locate s detailed within rticle 3 . <br /> ( d ) Individual array solar panels shall be signed and located in order to <br /> prevent reflect ' e glare toward any inhab ed buildings on adjacent <br /> properties a ell as adjacent street rights - f-way . <br /> ( e) A clearly v ' ible warning sign concerning volt e must be placed at the <br /> base of pad - mounted transformers and subs tions . <br /> (f) All me anical equipment , including any structure or batteries or storage <br /> cells hall be completely enclosed by a minimum ei ht ( 8 ) foot high <br /> fen e with a self- locking gate , and provided with scre ing in accordance <br /> w ' the provisions of Section 6 . 8 . <br /> ( g ) he applicant shall submit proof of liability insurance cove ' g bodily <br /> injury and property damage demonstrating a minimum cove ge limit of <br /> $ 500 , 000 . 00 per occurrence . <br /> ( h A Type D Land Use Buffer shall be provided along any portion o he <br /> perimeter of the parcel , easement , or leasehold area located adjac nt to <br /> property zoned , or otherwise utilized for , residential use except whe <br /> Orange County, North Carolina — Unified Development Ordinance Page 5 - 111 <br />
