17 <br /> 1 Serves 200 acres and 1.2 million square feet approved in the Settlers <br /> 2 Point MPD-CZ <br /> 3 o Eno EDD <br /> 4 ■ Propose Using a Portion of Prior Year Funding to Serve 5-6 New Flex <br /> 5 Projects --Already Submitted for Land Use Approvals <br /> 6 ■ No New Investments Proposed in the Five Year Plan <br /> 7 <br /> 8 Chair Rich said this was brought up at last week's work session, and they decided to <br /> 9 bring it up here. <br /> 10 Commissioner Dorosin asked if"5-6 new flex projects" could be better defined. <br /> 11 Travis Myren said the prior year funding is about $2 million, and referred to page 190. <br /> 12 Craig Benedict reviewed to a map of this area, the several projects that are proposed, <br /> 13 and the following details: <br /> 14 Project Description/Justification: No additional funding is being sought in FY2019-20. The <br /> 15 original 1000-acre economic development area is under study for a potential reduction in area. <br /> 16 Approximately 100 acres in the northeast portion of the Eno EDD has been identified for <br /> 17 feasible gravity sewer system extension. Another western and adjacent area of an additional <br /> 18 100 acres may tie into this system using a privately funded sewer pump station. This area has I- <br /> 19 85 visibility and access via US 70. Five (5)flex space projects have been submitted for land use <br /> 20 approvals averaging 20,000 square foot each. Staff is also exploring with NCDOT the extension <br /> 21 of NC751 into this industrial park. Operational Impacts: Once completed, infrastructure will be <br /> 22 turned over to the City of Durham for ownership and maintenance under a developer-type utility <br /> 23 extension agreement. <br /> 24 <br /> 25 Commissioner Dorosin clarified that the County is going to spend $1 million to extend <br /> 26 the sewer in the eastern portion of the EDD, and asked if this will happen this year. <br /> 27 Craig Benedict said this project is about 70% through with the design, and Durham City <br /> 28 no longer wants to be the overseer of this project. He said the County will take over, and staff <br /> 29 will bring the contract back to the BOCC for approval. He said there is more work to be done <br /> 30 with the redesign, but it is expected to be done this year. <br /> 31 Commissioner McKee said there is about 110,000 square feet in facilities, and asked if <br /> 32 the tax assessment is known. <br /> 33 Craig Benedict said it is about $100/square foot, and he can work with the tax office to <br /> 34 come up with some assessments. He said there is more potential for development in the t- <br /> 35 shaped parcel. <br /> 36 Commissioner McKee asked if Craig Benedict would bring back some information to the <br /> 37 Board, as even this amount of sewer service may generate private investment. <br /> 38 Craig Benedict said this is a scaled back program. <br /> 39 Commissioner McKee said this was what he was talking about at the retreat.
