Article 5: Uses <br /> Section 5.6: Standards for Commercial Service Uses <br /> <br /> <br /> <br />Orange County, North Carolina – Unified Development Ordinance Page 5-76 <br /> <br />(3) If located adjacent to residentially zoned property, all structures, facilities, storage <br />areas, and parking areas shall be setback a minimum of 100 feet from all <br />property lines. <br />(4) Major events may attract more than 150 people at one time and may occur more <br />frequently than twelve times per year. <br />(5) Loudspeakers and public address systems shall not be used before 7 a.m. or <br />after 7 p.m. if an existing residence is located within 1,000 feet of the facility, <br />unless approved otherwise in the permit. <br />(6) Special events shall cease no later than 9 p.m. on Sunday through Thursday or <br />11 p.m. on Friday and Saturday, unless approved otherwise in the permit. <br />(7) Food services are not allowed unless approved in the permit. <br />(8) The permit may limit the frequency of events. <br />(9) Retail sales are intended to be comprised primarily of products produced on-site <br />but may include complementary items. <br />5.6.12 Storage of Goods <br />(A) Use Standards <br />(1) Standards for the NC-2 and EC-5 Zoning Districts <br />(a) Shall be limited to no more than 12,000 sq.ft. of building area. <br />(b) Outdoor storage shall be prohibited. <br />(2) Standards for the GC-4 and O/RM Zoning Districts <br />(a) Shall be limited to no more than 24,000 sq.ft. of building area. <br />(b) Outdoor strorage shall be permitted subject to the following: <br />(i) Shall be setback 50 ft. from all property lines. <br />(ii) Shall be enclosed by a fence a minimum of 8 ft. in height. <br />(iii) Shall be screened by a Type B land use buffer as detailed in <br />Section 6.8 of this Ordinance. <br />(3) Standards for I-1, I-2, I-3, EDB-1 and EDE-1 Zoning Districts <br />(a) Outdoor storage areas shall be permitted subject to the following: <br />(i) Shall be setback 50 ft. from all property lines. <br />(ii) Shall be enclosed by a fence a minimum of 8 ft. in height. <br />(iii) Shall be screened by a Type B land use buffer as detailed in <br />Section 6.8 of this Ordinance. <br />5.6.115.6.13 Taxidermy <br />(A) Use Standards <br />(1) Allowed as more than 1 principal use if location on a bona fide farm. Refer to <br />Section 6.2.5 of this Ordinance. <br />(A)(B) Standards of Evaluation for Class B Special Use Permit <br />(1) Enterprises located in an AR zoning district must be located on a bona fide farm. <br />(2) If located adjacent to residentially zoned property, all buildings, structures, <br />facilities, etc. used in the taxidermy enterprise shall be located a minimum of 100 <br />feet from the property line. <br />90
