Article 5: Uses <br /> Section 5.5: Standards for Residential Uses <br /> <br /> <br /> <br />Orange County, North Carolina – Unified Development Ordinance Page 5-44 <br /> <br />wastewater disposal for the specified maximum number of participants for any <br />single event and the written approval of the Orange County Fire Marshal and <br />Orange County Sheriff’s Department regarding the adequacy of parking, access <br />or other factors relating to public safety. <br />(a) The Special Use Permit shall be valid for no more than one year. <br />5.4.4 Temporary Use of a Residential Mobile Home <br />(A) General Standards of Evaluation <br />Residential Mobile Homes may be permitted as a temporary use during construction in <br />accordance with the following: <br />(1) The property owner shall reside in the temporary residential mobile home during <br />construction of a new residence or the renovation of an existing residence on the <br />same lot. <br />(2) Prior to placement of the temporary residential mobile home on-site all applicable <br />state and local approvals and permits shall be procured, including but not limited <br />to a zoning compliance permit, building permits, and health department approval. <br />(3) The temporary residential mobile home must be removed within 90 days of <br />receipt of the certificate of occupancy for the on-site residence. <br />5.4.5 Buildings for Temporary Use <br />(A) Submittal Requirements and Standards of Evaluation for Class B Special Use <br />Permit 155 <br />(1) Submittal Requirements – <br />In addition to the information required by Section 2.7, the following information <br />shall be supplied as part of the application for approval of this use: <br />(a) Site plan showing all existing and proposed structures on the site, <br />existing and proposed topography at a contour interval of five feet, <br />existing and proposed landscaping, parking areas, access points, any <br />officially designated flood plains, and other site details. <br />(b) A description of the exterior materials, color and construction details. <br />(c) Statement of proposed use and length of time building will be in use. <br />(2) Standards of Evaluation – <br />(a) The temporary building shall not be used for residential purposes. <br />(b) The temporary building shall not be used by operations offering drive-in <br />services. <br />(c) The use of the building shall be only for the period of time specified and <br />for the use specified. <br />(d) The proposed use is a permitted use in the district in which it is located. <br />SECTION 5.5: STANDARDS FOR RESIDENTIAL USES <br />5.5.1 Accessory Structures and Uses <br />(A) General Standards of Evaluation <br /> <br />155 As previously indicated staff is proposing minor changes to ensure clarify with respect to what is required for <br />given land uses. <br />66
