Article 5: Uses <br /> Section 5.20: Standards for OFFICE AND FINANCIAL SERVICE USES <br /> <br /> <br /> <br />Orange County, North Carolina – Unified Development Ordinance Page 5-176 <br /> <br />(1) Equipment storage yards shall be: <br />(a) Setback a minimum of 50 ft. from all property lines. <br />(b) Enclosed by a minimum 6 ft. high fence. <br />(c) Screened along all sides with a Type A Land Use Buffer as detailed in <br />Section 6.8 of this Ordinance. <br />5.18.15.20.3 Research Facility Without Manufacturing241 <br />(A) Use Standards <br />(1) Use shall not be permitted as a Conditional Zoning District. Refer to Section <br />5.1.3 of this Ordinance. <br />(B) Standards for the NC-2 Zoning District <br />(1) Uses shall be limited to 12,000 sq.ft. of building area242 <br />(C) Standards for the O/RM Zoning District 243 <br />(1) The following Multiple Uses are permitted in the O/RM zoning district when the <br />Principal Use type is Research Facility Without Manufacturing and adhere to the <br />standards of Section 5.15.2(C)(2): <br />(a) Banks & Financial Institutions Services244 <br />(b) Service land uses limited to Beauty & Barber Shops, Laundry and Dry <br />Cleaning Services <br />(c) Eating and Drinking Establishments limited to Nightclubs, Bars, <br />Pubs, Restaurants Carry Out and General. <br />(d) Retail, Class 1 limited to 12,000 sq.ft. of building area <br />(e) Manufacturing, Assembly, Processing, and Distribution Uses – <br />Other limited to Printing & Lithography <br />(2) Multiple Uses, identified in Section 5.15.2(C)(1), are permitted in the O/RM <br />zoning district only in accordance with the following standards: <br />(a) The site plan must shall identify the square footage of each structure by <br />type of use. <br />(b) The Principal Use type of Research Facility Without Manufacturing <br />must be established on the site. <br />(c) The Multiple Use shall not exceed 25% of the total square footage of all <br />structures on the site. <br /> <br /> <br />240 Existing standards are not specific on setbacks and land use buffer. Staff is taking existing staff interpretations <br />and incorporating same as the regulation of this land use, which is now being broken out into a separate category <br />as part of this amendment process. <br />241 This is the existing Research Facility land use category. The words ‘Without Manufacturing’ have been added to <br />create a distinction between this category and the ‘Research Facility with Manufacturing’ land use category also <br />contained herein. <br />242 As indicated throughout this document there are size and intensity limitations for land uses within various <br />general use zoning districts. Staff is recommending a specific, measurable, standard to allow the reader to identify <br />what will and will not be permitted. <br />243 These are existing standards moved from Section 5.17.9 of the UDO. Please note staff is recommending <br />modifications to ensure consistency with other proposed changes. <br />244 Staff is recommending changes denoted in Blue Bold Underlined Text to ensure consistency with other <br />recommending changes in the references to a specific land use category. <br />153
