Article 5: Uses <br /> Section 5.14: Standards For Manufacturing, Assembly, & Processing, and Distribution Uses - Food <br /> <br /> <br /> <br />Orange County, North Carolina – Unified Development Ordinance Page 5-153 <br /> <br />(3) Maximum building size: 3,000 square feet. <br />(4) If located adjacent to residentially zoned property, all buildings and operations <br />must be located a minimum of 200 feet from the property line. <br />5.14.1 Manufacturing, Assembly, Processing and Distribution Uses Food <br />(A) Standards For NC-2 Zoning District <br />(1) Uses shall be limited to 10,000 sq.ft. of building area.205 <br /> <br />(B) Standards for EDB-1 and EDE-1 Zoning Districts <br />(1) Uses shall be limited to 20,000 sq.ft. of building area.206 <br /> <br />5.14.2 Microbrewery, production only <br />(A) Use Standards <br />(1) Microbrewery Production Only and Microbrewery with Minor Events land uses, as <br />defined within this Ordinance, shall be permitted as more than 1 principal use if <br />located on a bona fide farm. Refer to Section 6.2.5 of this Ordinance. <br />(2) Microbrewery with Major Events, as defined within this Ordinance, shall: <br />(a) Only be permitted within the ASE-CZ and MPD-CZ Zoning Districts. <br />(b) Shall not be permitted within the Rural Buffer land use classification, as <br />designated by the adopted Comprehensive Plan, as part of a Conditional <br />Zoning District application. Refer to Section 5.1.3 of this Ordinance. <br />(3) Specific Standards for RB and AR Zoning Districts <br />(a) Only Microbrewery, Production Only shall be permitted for development. <br />(B) Submittal Requirements <br />(1) Applications for a Microbrewery, Production Only; Microbrewery with Minor <br />Events; and Microbrewery with Major Events land uses, as defined within this <br />Ordinance, shall include a comprehensive groundwater study, for facilities <br />expected to use more groundwater on an annual basis than an average single <br />family residence (which uses 240 gallons of water per day) built at the highest <br />density the existing zoning district would allow. For example, if the existing <br />zoning district allows a residential density of 1 unit for 2 acres and the proposed <br />use is on a six acre parcel (which could yield 3 residences), the proposed use(s) <br />may use three times the water used by an average single family residence (or <br />720 gallons per day, on an annualized basis) before a comprehensive <br />groundwater study is required. The water usage rates of any existing use subject <br />to zoning regulations located on the same lot shall be taken into account when <br />determining if a comprehensive groundwater study is required. Said study shall <br />detail: <br />(a) The amount of water anticipated to be used on a daily, weekly, monthly, <br />and annual basis by regulated uses located on the parcel (e.g., water <br />usage by bona fide farm uses is not required to be included); <br /> <br />205 As indicated in a previous footnote, staff is recommending a 10,000 sq.ft. limitation on buildings for uses in the  <br />NC‐2 zoning district.  <br />206 As indicated in a previous footnote, staff is recommending a 20,000 sq.ft. limitation on buildings for uses in  <br />these districts.  The recommended size limitation is based on the overall purpose and intent of the district to serve  <br />low intensity land uses.  <br />130
