Article 5: Uses 81 <br /> Section 5.6: Standards for Commercial Service Uses <br /> (8) On-site parking shall be provided in accordance with Section 6.9 of this <br /> Ordinance. <br /> (9) The site shall meet the landscaping and buffer requirements established in <br /> Section 6.8 of this Ordinance. However, property recognized by the state or the <br /> county as a historic site, or as containing a significant historic structure, shall <br /> receive a full or partial waiver of the road-front land use buffer to maintain the <br /> historic character of the site and the traditional view of the house from the <br /> roadside. <br /> (10) The applicant shall be responsible for satisfying all review and permitting <br /> requirements of other public agencies, including but not limited to NCDOT <br /> driveway permits. <br /> (11) Outdoor events (e.g. weddings, receptions, parties)or similar activities <br /> conducted for compensation shall be permitted, only if there is sufficient overflow <br /> parking available on site. Overflow parking does not have to be paved or <br /> graveled but must be on a suitable (even) surface. <br /> (12) Any application for a bed & breakfast operation that does not include any <br /> changes to an existing structure, and therefore does not require a Certificate of <br /> Occupancy to begin operations, shall submit documentation from the Fire <br /> Marshal and Building Inspections Division that all areas open to the public meet <br /> state regulations. <br /> 5.6.10 Short Term Rental Large— Host Occupied151 <br /> (A) Use Standards <br /> (1) Shall be served by direct access onto a State maintained road. <br /> (2) Short Term Rental Large uses shall be considered a commercial land use. As a <br /> result it may not be permitted within all protected or critical Watershed Protection <br /> Overlay Districts as detailed in Section 4.2 of this Ordinance. <br /> (3) Minimum required lot size shall be:152 <br /> (a) Five acres with no on-site eating establishment; <br /> (b) 10 acres with an on-site eating establishment served by a private well <br /> and septic system. <br /> (4) Allowed as more than 1 principal use if location on a bona fide farm. Refer to <br /> Section 6.2.5 of this Ordinance. <br /> (B) Submittal Reguirements153 <br /> (1) In addition to the information required by Section 2.5 of this Ordinance, the <br /> following information shall be provided on the site plan: <br /> (a) Location, width, and type of all internal vehicular and pedestrian <br /> circulation, and parking requirements. <br /> (b) Location and dimensions of all on site signage. <br /> (c) Boundaries of the site. <br /> (d) Location of well and septic system. <br /> 151 This combines Bed and Breakfast Inn and County Inn into a single land use category that will be processed <br /> through the Class A Special Use Permit process. <br /> 152 Minimum acreage requirements are consistent with existing regulations contained within Section(s)5.6.6(A) (2) <br /> (n)and 5.6.7(A) (2) (n). <br /> 153 Submittal requirements are consistent with existing regulations contained within Section(s)5.6.6(A) (1)and <br /> 5.6.7(A) (1). <br /> Orange County, North Carolina—Unified Development Ordinance Page 5-63 <br />
