18 <br /> residential hotel, with number of such units limited to 10% of the number of <br /> tenant lodging units. <br /> These activities are permitted within the following general use zoning districts <br /> subject to the review and approval of a Class A Special Use Permit (i.e. acted <br /> upon by the BOCC): <br /> • High Intensity Residential (R-5, R-8, and R-13), <br /> • Community Commercial (CC-3), <br /> • General Commercial (GC-4), <br /> c. Rooming House defined as: A building or group of attached or detached <br /> buildings containing, in combination, from three to nine lodging units for <br /> occupancy for weekly or longer periods, with or without board, for residents, as <br /> distinguished from hotels and tourist homes in which rentals are generally for <br /> daily or weekly periods and occupancy is by transients. <br /> These activities are permitted within the following general use zoning districts <br /> subject to the review and approval of a site plan (i.e. administrative review and <br /> approval by staff): <br /> • Medium Intensity Residential (R-4), <br /> • High Intensity Residential (R-5, R-8, and R-13). <br /> d. Rural Guest Establishment defined as: A temporary lodging facility that is <br /> compatible to the primary land use of agriculture, forestry, open space, or <br /> otherwise rural residential activities. Rural guest establishments consist of three <br /> subcategories based on intensity and permit requirements, Bed and Breakfast, <br /> Bed and Breakfast Inn, and Country Inn, which are further defined below. <br /> A. Bed and Breakfast: A private, owner-occupied dwelling in which the <br /> frequency and volume of paying guests is incidental to the primary <br /> use of the building as a private residence. One to three guestrooms <br /> are made available to transient visitors. The establishment shall not <br /> contain restaurant facilities, but may provide food service for transient <br /> guests only. (Zoning Permit) <br /> B. Bed and Breakfast Inn: A business operated in a structure which is <br /> used primarily for providing overnight accommodations to the public, <br /> even though the owner or manager lives on the premises. The <br /> number of guestrooms may range from four to no more than eight. <br /> The establishment shall not contain restaurant facilities, but may <br /> provide food service for transient guests only. (Class B SUP) <br /> C. Country Inn: A business, which offers accommodations and dining in <br /> a predominately rural area. Overnight accommodations are available, <br /> and a full-service restaurant provides breakfast, lunch and dinner to <br /> guests and the general public. The number of guestrooms may range <br /> from four to no more than 24. The restaurant shall contain no more <br /> than 60 seats. (Class A SUP) <br /> These activities are permitted as follows: <br /> • Bed and Breakfast: Permitted within the Rural Buffer (RB), Agricultural <br /> Residential (AR), Rural Residential (R-1) general use zoning district <br />
