Article 5: Uses 156 <br /> Section 5.21: STANDARDS FOR Retail Uses <br /> (2) Multiple Uses, identified in Section 5.15.2(C)(1), are permitted i^ * :" <br /> zonlinci dostric- only in accordance with the following standards: <br /> (a) The site plan nwst shall identify the square footage of each structure by <br /> type of use. <br /> (b) The Principal Use type of Research Facility Without Manufacturing <br /> must be established on the site. <br /> (c) The Multiple Use shall not exceed 25% of the total square footage of all <br /> structures on the site. <br /> 5.21.1 Retail <br /> (A) Use standards <br /> (1) Specific Standards for the LC-1, NC-2, and EC-5 Zoning Districts <br /> (a) Uses shall be limited to 12,000 sq.ft. of building area.z,s <br /> (b) No outdoor sales/displays shall be permitted.214 <br /> (2) Specific Standards for the CC-3 Zoning District <br /> (a) Uses shall be limited to 24,000 sq.ft. of building area. <br /> (b) Outdoor sales/displays shall be permitted subject to the following: <br /> (i) No more than 20% of the property area shall be utilized to <br /> support outdoor sales/displays. <br /> (ii) Displays shall not be located within any required parking, septic <br /> disposal, or land use buffer area on the property. <br /> (iii) Displays shall not block entrances and exists to the structure. <br /> (3) Outdoor sales/displays shall be allowed in other districts subject to the <br /> followinq:2'5 <br /> (a) No more than 25% of the property area shall be utilized to support <br /> outdoor sales/displays. <br /> (b) Displays shall not be located within any required parking, septic disposal, <br /> or land use buffer area on the property. <br /> (c) Displays shall not block entrances and exists to the structure. <br /> 5.21.2 Country Store216 <br /> (A) General Standards for Evaluation <br /> (1) Outdoor storage of products shall be permitted in the rear yard of the primary <br /> structure and shall be screened from view of adjacent properties. <br /> (2) Outdoor storage areas shall not be permitted to encroach upon required parking <br /> spaces. <br /> 213 Existing regulations establish limitations on the development of retail uses in these districts to daily traffic trips. <br /> This is not an effective manner of regulating the intensity of the land use. Staff has converted the existing <br /> standard into a square footage limitation to make it easier for the reader to identify what is and is not allowed. <br /> 214 There are existing prohibitions on outdoor sales staff is incorporating into the new format. <br /> 21S Staff is clarifying and incorporating existing interpretations on the outdoor display/sale of merchandise. <br /> 216 Existing standards moved from Section 5.6.4 of the UDO.
