Article 5: Uses 150 <br /> Section 5.6: Standards for Commercial Service Uses <br /> 5.6.10 Short Term Rental Large—Host Occupied15 <br /> (A) Use Standards <br /> (1) Shall be served by direct access onto a State maintained road. <br /> (2) Short Term Rental Large uses shall be considered a commercial land use. As a <br /> result it may not be permitted within all protected or critical Watershed Protection <br /> Overlay Districts as detailed in Section 4.2 of this Ordinance. <br /> (3) Minimum required lot size shall be:16 <br /> (a) Five acres with no on-site eating establishment; <br /> (b) 10 acres with an on-site eating establishment served by a private well <br /> and septic system. <br /> (4) Allowed as more than 1 principal use if location on a bona fide farm. Refer to <br /> Section 6.2.5 of this Ordinance. <br /> (B) Submittal Requirements"' <br /> (1) In addition to the information required by Section 2.5 of this Ordinance, the <br /> following information shall be provided on the site plan: <br /> () Location, width, and type of all internal vehicular and pedestrian <br /> circulation, and parking requirements. <br /> (b) Location and dimensions of all on site signage. <br /> (c) Boundaries of the site. <br /> (d) Location of well and septic system. <br /> (2) A Description of the proposed use(s) of the site and the buildings thereon, <br /> including the following: <br /> (a) Amount of area allocated to each use. <br /> (b) Number of full and part time employees. <br /> (c) Number of clients and/or occupants expected to use the facility. <br /> (d) Proposed hours of operation for non-residential uses of the site and <br /> within buildings thereon. <br /> (3) Building plans for all existing or proposed structures to include floor plans, <br /> elevations, and sections showing restoration/rehabilitation proposed. <br /> (4) Landscape plan, at the same scale as the site plan, showing existing or proposed <br /> trees, shrubs, ground cover and other landscape materials. <br /> (5) Statement from the appropriate public service agencies concerning the method <br /> and adequacy of water supply and wastewater treatment for the proposed uses <br /> including any proposed eating establishment. <br /> (6) Statement from the appropriate public service agencies concerning the provision <br /> of fire, police and rescue protection to the site and structures. <br /> (7) The proposed development schedule for the site. <br /> 175 This combines Bed and Breakfast Inn and County Inn into a single land use category that will be processed <br /> through the Class A Special Use Permit process.
