Article 10: Definitions 261 <br /> Section 10.1: Definitions <br /> Maintain <br /> General servicing and upkeep to keep an object in a safe, operable, and attractive condition. <br /> Major Development Project <br /> Includes, but is not limited to, shopping centers, Conditional Use projects, and industrial and commercial <br /> projects, but does not include any projects of less than two contiguous acres in extent. <br /> Major Intersection <br /> Any intersection where traffic generated by a development proposal will have a significant impact on the <br /> operation of the intersection. <br /> Manufactured Home <br /> A dwelling unit, transportable in one or more sections that: <br /> a) Is not constructed in accordance with the standards of the North Carolina Uniform Residential <br /> Building Code for One- and Two-Family Dwellings; <br /> b) Is composed of one or more components, each of which was substantially assembled in a <br /> manufacturing plant and designed to be transported to the home site on its own chassis, <br /> c) Exceeds 40 feet in length and eight feet in width, <br /> d) The manufacturer voluntarily files certification required by the Secretary of the Department of <br /> Housing and Urban Development and complies with the standards established, and <br /> e) Is built on a permanent chassis and designed to be used with or without a permanent foundation <br /> when connected to the required utilities. <br /> Manufactured home park or subdivision <br /> A parcel (or contiguous parcels) of land divided into two or more manufactured home lots for rent or sale. <br /> Manufacturing Assembly, Processing, and Distribution Use 296 <br /> An establishment engaged in the mechanical, physical, or chemical transformation of materials, <br /> substances, or components into new products. The assembling of component parts into a final product <br /> can also be considered part of this category. This term encompasses 2-two different categories of land <br /> uses, namely: Manufacturing, Assembly, Processing, and Distribution Uses— Food and Manufacturing, <br /> Assembly, Processing, and Distribution Uses—Other. <br /> Market Value <br /> The building value, excluding the land, (as agreed to between a willing buyer and seller), as established <br /> by what the local real estate market will bear. An independent certified appraisal can establish a market <br /> value using: replacement cost depreciated by age of building (Actual Cash Value) or adjusted assessed <br /> values. <br /> Massage <br /> The manipulation of body muscle or tissue by rubbing, stroking, kneading, or tapping, applied by hand, <br /> arm, foot or mechanical device. <br /> Massage Business <br /> Any establishment or business wherein massage is practiced, including establishments commonly known <br /> as health clubs, physical culture studios, massage studios and massage parlors. <br /> Massage, Business Of <br /> The massage or treatment of any person for a fee or in expectation of a gratuity from the person <br /> massaged. <br /> Massage, Profession Of <br /> See "massage, business of". <br /> 296 Additional language added to ensure clarity with respect to what is and is not included. <br /> Orange County, North Carolina—Unified Development Ordinance Page 10-30 <br />
