Article 5: Uses 225 <br /> Section 5.19: Standards for government uses <br /> 5.19.1 Government Uses <br /> (A) Use Standards <br /> (1) Military Installations shall not be permitted as a Conditional Use District. Refer to <br /> Section 5.1.3 of this Ordinance. <br /> 5.20.1 Office and Financial Service Uses <br /> (A) Use Standards <br /> (1) Specific Standards for the LC-1, NC-2, EC-5, EDH-1, and EDH-2 Zoning <br /> Districts <br /> (a) Uses shall be limited to 15,000 sq.ft. of building area. <br /> (b) No outdoor storage of equipment or materials shall be permitted. <br /> (c) Drive-thru facilities are prohibited. <br /> (2) Specific Standards for EDB-1 and EDE-1 Zoning Districts239 <br /> (a) Uses shall be limited to 30,000 sq.ft. of building area. <br /> (b) No outdoor storage of equipment or materials shall be permitted. <br /> 5.20.2 Building/Trade Contractors Office with Equipment Storage Yard <br /> (A) Use StandardS240 <br /> (1) Equipment storage yards shall be: <br /> (a) Setback a minimum of 50 ft. from all property lines. <br /> (b) Enclosed by a minimum 6 ft. high fence. <br /> (c) Screened alonq all sides with a Type A Land Use Buffer as detailed in <br /> Section 6.8 of this Ordinance. <br /> 5.18.15.20.3 Research Facility Without Manufa2turing24' <br /> (A) Use Standards <br /> (1) Use shall not be permitted as a Conditional Zoning District. Refer to Section <br /> 5.1.3 of this Ordinance. <br /> (B) Standards for the NC-2 Zoning District <br /> (1) Uses shall be limited to 12,000 sq.ft. of building area242 <br /> 238 Staff is replacing existing'standards'contained in the UDO limiting the total number of daily traffic trips for <br /> these districts and replacing same with an overall building size limit. Further we are including language,currently <br /> referenced in definitions, limiting outdoor storage of materials. <br /> 239 Staff is including language establishing a distinction between low intensity economic development districts <br /> (EDE-1 and EDB-2)with high intensity economic development districts. <br /> 240 Existing standards are not specific on setbacks and land use buffer. Staff is taking existing staff interpretations <br /> and incorporating same as the regulation of this land use,which is now being broken out into a separate category <br /> as part of this amendment process. <br /> 241 This is the existing Research Facility land use category.
