Article 5: Uses 200 <br /> Section 5.13: Standards for Agricultural Uses <br /> 5.13.14 Non-Farm Use of Farm Equipment <br /> (A) Use Standards <br /> (1) Shall be permitted as more than 1 principal use if located on a bona fide farm. <br /> Refer to Section 6.2.5 of this Ordinance. <br /> WLQL_G Standards fer-Of Evaluation <br /> (1) Equipment shall be screened from view from adjacent properties and road(s). <br /> (2) Outdoor storage of materials such as gravel, dirt, or plants shall be limited in both <br /> area and duration. <br /> (3) On-site retail sales shall not be permitted. <br /> 5.13.15 Stables, Commercial <br /> (A) Use Standards <br /> (1) Use shall not be permitted as a Conditional Use District. Refer to Section 5.1.3 <br /> of this Ordinance. <br /> (A)(B) Submittal Requirements and Standards of Evaluation for Class B Special Use <br /> Permit or ASE-CZ or MPD-CZ Zoning Districts <br /> 203 <br /> (1) Submittal Requirements- <br /> In addition to the information required by Sections 2.7 or 2.9, as applicable, the <br /> following information shall be supplied as part of the application for approval of <br /> this use: <br /> (a) Plans for all barns, boarding facilities, exercise yards, riding arenas, and <br /> related improvements, including signage. <br /> (b) Site plan showing the improvements listed in a) above, other structures <br /> on the same lot, and structures on adjacent property. <br /> (c) A comprehensive groundwater study, for facilities expected to use more <br /> groundwater on an annual basis than an average single family residence <br /> (which uses 240 gallons of water per day) built at the highest density the <br /> existing zoning district would allow. For example, if the existing zoning <br /> district allows a residential density of 1 unit for 2 acres and the proposed <br /> use is on a six acre parcel (which could yield 3 residences), the <br /> proposed use(s) may use three times the water used by an average <br /> single family residence (or 720 gallons per day, on an annualized basis) <br /> before a comprehensive groundwater study is required. The water usage <br /> rates of any existing use subject to zoning regulations located on the <br /> same lot shall be taken into account when determining if a <br /> comprehensive groundwater study is required. Said study shall detail: <br /> (i) The amount of water anticipated to be used on a daily, weekly, <br /> monthly, and annual basis by regulated uses located on the <br /> parcel (e.g., water usage by bona fide farm uses is not required <br /> to be included); <br /> (ii) An analysis of the amount of groundwater withdrawal considered <br /> to be safe and sustainable in the immediate vicinity; and <br /> (iii) An analysis of whether other wells in the vicinity of the proposed <br /> use are expected to be affected by withdrawals made by the <br /> 203 In a future text amendment,staff will be recommending breaking out'submittal requirements'and 'standards <br /> of evaluation' into separate subsections to avoid confusion.
