If a residence is rented (i.e. nightly/weekly), without the owner being <br /> present on the property, we have a violation of local land use regulations <br /> through the created of an unpermitted land use. <br /> As currently recommended by staff, this activity would not be permitted within <br /> residential general use zoning districts and would only be permitted in identified <br /> non-residential general use zoning districts. <br /> It should be noted this is consistent with current regulations as embodied within <br /> the UDO. <br /> 17.How are airports being handled? <br /> An airport is currently permitted within the Rural Buffer (RB), Agricultural <br /> Residential (AR) and Rural Residential (R-1) general use zoning districts subject <br /> to the issuance of a Class A Special Use Permit. <br /> As part of these proposed amendments, staff is recommending: <br /> • The use is eliminated as a permitted use of property within the RB, AR, <br /> and R-1 general use zoning districts. <br /> • Airports be allowed within the industrial general use zoning districts (i.e. I- <br /> 1, 1-2, and I-3) subject to the issuance of a Class A Special Use Permit. <br /> Staff is also recommending further study of the existing development standards <br /> and permitting requirements associated with airports. <br /> 18.1 am confused about the term `assembly' as it relates to the Assembly land <br /> use category. How is this new land use category going to be used? <br /> The `Assembly' land use category is defined as follows: <br /> A land use providing space, indoors or outdoors, allowing for the <br /> congregation of persons for the purpose of observing, listening, or <br /> engaging in a service, performance, or activity. <br /> Land uses permitted under this category are further defined as follows: <br /> • Club or Lodge: An assembly land use, operated by a non-profit group, for <br /> members and guests. <br /> • Community Center: An assembly land use, operated by a non-profit group, <br /> as a non-commercial activity. <br /> • Place of Worship: An assembly land use primarily providing meeting areas <br /> for the support or religious activities, services, and study. <br /> • Retreat Center: An assembly land use operated as a commercial activity. <br /> With the new construct, staff is proposing to breakdown various assembly land <br /> uses based on the nature of the operation (i.e. commercial versus non- <br /> commercial). <br />
