48 <br /> lunch and dinner to guests and the general public. The number <br /> of guestrooms may range from four to no more than 24. The <br /> restaurant shall contain no more than 60 seats. (Class A SUP) <br /> These activities are permitted as follows: <br /> • Bed and Breakfast: Permitted within the Rural Buffer (RB), <br /> Agricultural Residential (AR), Rural Residential (R-1) general use <br /> zoning district subject to site plan submittal and approval (i.e. <br /> administrative review and approval by staff). <br /> • Bed and Breakfast Inn: Permitted within the Agricultural <br /> Residential (AR) and Rural Residential (R-1) general use zoning <br /> district subject to the issuance of a Class B Special Use Permit (i.e. <br /> acted upon by the Board of Adjustment). <br /> • Country Inn: Permitted within the Agricultural Residential (AR) and <br /> Rural Residential (R-1) general use zoning district subject to the <br /> issuance of a Class A Special Use Permit (i.e. acted upon by the <br /> Board of County Commissioners). <br /> e. Tourist Home defined as: A building or group of attached or detached <br /> buildings containing, in combination, three to nine lodging units for <br /> occupancy for daily or weekly periods, with or without board, and primarily <br /> for occupancy by transients, as distinguished from rooming houses, in <br /> which occupancy is primarily by residents rather than transients. <br /> These activities are permitted within the following general use zoning <br /> districts subject to the review and approval of a site plan (i.e. <br /> administrative review and approval by staff): <br /> • Medium Intensity Residential (R-4), <br /> • High Intensity Residential (R-5, R-8, and R-13). <br /> 14. Will these land uses be changed as part of the new table of permitted <br /> uses? <br /> Yes. Staff is proposing to combine these activities into a new land use category, <br /> specifically `Short Term Rental' further defined as follows: <br /> A. Short Term Rental Small — A dwelling occupied by a host <br /> which provides up to three guestrooms for overnight rental or <br /> lease. <br /> B. Short Term Rental Large — Host Occupied: A dwelling <br /> occupied by a host which provides more than three <br /> guestrooms for overnight rental or lease. <br /> C. Short Term Rental — Non-host Occupied: A dwelling which <br /> provides guestrooms for overnight rental or lease but is not <br /> occupied by a host. <br /> The following table helps to illustrate the transition: <br />
