44 <br /> 6. Will additional work be necessary? <br /> Yes. The UDO is a living, breathing document designed to change overtime as <br /> development opportunities/constraints/philosophies change. <br /> Staff has completed what is considered to be a `necessary step' to: <br /> ➢ Consolidate existing regulations, <br /> ➢ Eliminate unnecessary repetition, <br /> ➢ Reduce, to the greatest extent possible, conflicts with respect to the <br /> listing of permitted and prohibited land uses, and <br /> ➢ Develop a new format for the listing of permitted and prohibited land uses. <br /> Through this consolidation effort, and creation of the new format, additional <br /> efforts will be taken to analyze and refine permitted and prohibited of land uses <br /> throughout the County. <br /> 7. Does this project create new zoning districts? <br /> No. This project does not create new zoning districts. <br /> This project does, however, create an environment where existing districts can <br /> be re-evaluated to ascertain if further consolidation is possible. <br /> For example, there are currently 9 EDD zoning districts throughout the County. <br /> There has been interest in exploring the possibility of having fewer districts that <br /> would be applicable to all EDDs. <br /> By establishing this new methodology for listing permitted and prohibited uses, <br /> there is opportunity to consolidate these districts thus helping to further <br /> streamline existing processes and helping to eliminate confusion for local <br /> residents/property owners with respect to what is permitted for development on <br /> their property. <br /> 8. Will this project modify or change development regulations? <br /> This project will not impact existing development standards/criteria. <br /> Setbacks, density limits, impervious surface requirements, stream buffer <br /> standards, floodplain development standards, etc. are not impacted by the <br /> consolidation of the three existing tables into a central table. <br /> 9. What about review processes for various land uses. Will this project <br /> impact established review processes? <br /> There will be no major impact to development review processes for various land <br /> uses. <br /> Land uses permitted by right (i.e. staff review and action on a development <br /> application), through special use permit (i.e. review by the Board of Adjustment <br /> as a Class B or by the BOCC as a Class A), etc. are remaining the same. <br />
