12 . The Tenant shall not do or permit to be done in the demised premises or Site , or bring or keep <br /> anything into the demised premises or Site, which shall in any way increase the rate of fire insurance <br /> on the Building, or on the property kept in the Building, or obstruct or interfere with the rights of <br /> other Tenants or in any way injure or annoy them, or conflict with the laws relating to fires , or with <br /> the regulations of the Fire Department, or any part of these laws , or conflict with any rules and <br /> ordinances of the Board of Health . <br /> 13 . Tenant shall not, without Landlord' s prior written consent, after full disclosure, keep , use, store, <br /> or dispose of, substances designated as or containing components designated as hazardous , <br /> dangerous , toxic or harmful and/or subject to regulation under any federal, state or local law, <br /> regulation or ordinance, on or around the demised premises . <br /> 20 <br />
