Site Map Kim Livingston, 245-2514 <br /> PURPOSE: To authorize Orange County's acceptance of the donation of approximately 10 <br /> acres of land from the Dorothy Gochnauer Heirs for an addition to the future Millhouse Road <br /> Park <br /> BACKGROUND: The Dorothy Gochnauer Heirs are interested in donating a 10-acre parcel <br /> located between Orange County's future Millhouse Road Park and Duke Forest. The 10-acre <br /> parcel contains a cell tower with a permanent easement around the cell tower and access <br /> easement from Millhouse Road through the Orange County-owned land. The lease from the <br /> cell tower company to the landowner has been paid out in full, and therefore would not generate <br /> a source of income. <br /> This property comes with a permanent easement around the cell tower as well as a lease that <br /> states the 180-foot radius "fall down zone" of the cell tower must remain undeveloped. It also <br /> has a SUP allowing the cell tower. <br /> The proposed donation property is entirely forested with mature mixed hardwoods and pines, <br /> except where the cell tower stands. The property contains 750-feet of a tributary to Old Field <br /> Creek located in the Jordan Lake Unprotected Watershed. <br /> The property is adjacent to Orange County's future Millhouse Road Park and Duke Forest. The <br /> property is surrounded on all sides by County-owned land and Duke Forest. Conservation of this <br /> property will ensure that this parcel is not developed as well as further protecting Old Field <br /> Creek. Ownership of the property would provide the County greater authority to work with the <br /> cell tower company if changes become needed to the access easement located through <br /> Millhouse Road Park (which may be the case during future park design). <br />
