Note, the applicant has submitted further details <br />regarding the existing Low Pressure septic system that serves <br />the Dining Hall and other buildings and individual systems for <br />building such as the camp cabins. <br />Surrounding Land Uses: a.NORTH: Single-family residences, farms and undeveloped <br />properties zoned AR. <br />b.SOUTH: Single-family residences, farms and undeveloped <br />properties zoned AR. <br />c.EAST: Single-family residences and undeveloped properties zoned <br />AR. <br />d.WEST: Single-family residences and undeveloped properties zoned <br />AR. <br />Proposal: As detailed within Attachment 2, the applicant proposes to expand an existing Camp <br />Retreat facility originally developed in 1959. This existing facility currently operates under <br />previously approved Class B Special Use Permits issued by the Board of Adjustment on <br />February 8, 1993 (for expansion of buildings and the Dining Hall Facility), and May 12, 2003 <br />(for the development of an animal rehabilitation facilities) and a de facto SUP granted when the <br />Cheeks Township was originally zoned on October 1, 1984. A copy of the previous SUPs are <br />contained within Attachment 6. <br />The expansion seeks to renovate, improve or expand 26 existing buildings, cabins and/or <br />facility areas; and develop 10 additional facilities for camp, recreation a retreat activities. The <br />request would also expand the camp capacity to for campers and pastoral retreat visitors from <br />200 to 350 campers/visitors per week. <br />ORDINANCE REQUIREMENTS: <br />A “Retreat Center” is defined within Article 10 Definitions of the UDO as: <br />“A new or existing facility operated by a corporation or association of persons or churches for <br />social and recreational purposes. A Retreat Center may be owned by a profit or not-for-profit <br />Corporation.” <br />A “Camp” is defined within Article 10 Definitions of the UDO as: <br />“A recreation use which may include locations for tents, cabins, or other recreational sleeping <br />structures, but would not include mobile homes. A camp may be owned by a profit or not-for <br />profit corporation.” <br />Section 5.2.1 Table of Permitted Uses of the UDO combines Camp and Retreat centers into the <br />same land use category, which is a permitted use of property within the AR general use zoning <br />district subject to the issuance of a SUP. <br />Standards governing the development of a Camp/Retreat facility, as detailed in Section 5.7.5 of the <br />UDO, are as follows: <br />Standards for Class B Special Use Permit: <br />282828
