Davis , Planner III , ext . 2580 <br /> Hearing <br /> Proposed Ordinance at Public Hearing TELEPHONE NUMBERS : <br /> Hillsborough 732 =8181 <br /> Chapel Hill 9684501 <br /> Durham 688 =7331 <br /> Mebane 336 -227 =2031 <br /> SENSES MENEWEN <br /> PURPOSE : To make a decision on a Subdivision Regulations amendment to allow flexible <br /> development guidelines to be applied in the Rural Buffer Zoning District and to expand <br /> notification procedures countywide . <br /> BACKGROUND : During a recent subdivision process , citizens adjacent to the development <br /> proposal questioned why there were no adjoining resident notifications for major subdivision <br /> proposals in the Rural Buffer similar to those required in other zoning districts . After a <br /> discussion of what the current standards in the other zoning districts were , it was agreed that an <br /> amendment to the subdivision regulations would be needed to create a consistent public <br /> notification process for major subdivisions in all County regulated zoning districts . These <br /> amendments , if approved , will create the same process countywide with regard to <br /> Neighborhood Information Meetings and mail notification and will eliminate the disparity in the <br /> processing of major subdivisions . <br /> Also as a part of the ordinance is an additional provision that requires a sign posting on the <br /> property intended to give observant area residents not within the mail notification range relevant <br /> information about the subdivision proposal and a contact telephone number for more <br /> information . The sign posting is not a requirement for any major subdivision in the ' County <br /> processed under the current subdivision regulations . <br /> Subdivision Regulation Changes : <br /> A . Allows the Flexible Development Option ( NOTE : Excludes the Village Option ) to be used for <br /> all major subdivisions located in the Rural Buffer , but only in accordance with the Joint <br /> Planning Area agreement and rules . <br />
