disturbance plan that anticipates the camp's anticipated total land disturbance at total <br /> build-out. This plan shall be updated an included with subsequent site plan submittals. <br /> 5. To promote the public health, safety and general welfare as required in Section <br /> 5.3.2 (A) (2) (a), to ensure adjacent property values are maintained or enhanced as <br /> required in Section 5.3.2 (A) (2) (b), and to ensure the proposed use is in harmony <br /> with the general area as required in Section 5.3.2 (A) (2) (c) of the UDO, existing <br /> vegetation within 100' of the property boundary (excluding property frontages along public <br /> rights-of-way ) will remain undisturbed. <br /> 6. To promote the public health, safety and general welfare as required in Section <br /> 5.3.2 (A) (2) (a), to ensure adjacent property values are maintained or enhanced as <br /> required in Section 5.3.2 (A) (2) (b), and to ensure the proposed use is in harmony <br /> with the general area as required in Section 5.3.2 (A) (2) (c) of the UDO, no amplified <br /> sound will be permitted on-site between the hours of 12:OOam — 7:OOam. <br /> 7. To promote the public health, safety and general welfare as required in Section <br /> 5.3.2 (A) (2) (a), to ensure adjacent property values are maintained or enhanced as <br /> required in Section 5.3.2 (A) (2) (b), a n d permitted by Orange County Environmental <br /> Health, the existing audible Low Pressure alarm associated with the septic system will be <br /> replaced with a SMS/MMS notification system. <br /> 8. Per Section 2.5 of the UDO, the applicant shall obtain all necessary development <br /> permits from the County prior to the initiation of and land disturbing activity <br /> associated with the camp, but not limited to: <br /> i. Building Permits; <br /> ii. Environmental Health Permits; <br /> iii. Erosion Control and Stormwater Management Permits; <br /> iv. Solid Waste Management Permit; and <br /> v. Zoning Compliance Permits. <br /> STAFF COMMENT(S): <br /> 1. The applicant has offered the above conditions of approval for this request. These <br /> conditions address potential impact (namely light, tree preservation and outdoor noise) on <br /> adjacent properties. <br /> 2. Attachment 4 contains Staff's evaluation of the proposals compliance with the various <br /> standards detailed within these sections. <br /> While no major concerns have been expressed, staff is recommending the imposition <br /> specific conditions of approval offered by the applicant to ensure the project's compliance <br /> with the provisions of the UDO in the event the Board determines the application can be <br /> approved. <br /> 3. As detailed within Attachment 5 staff has determined the application is consistent with <br /> established submittal requirements and there is sufficient documentation demonstrating <br /> compliance with established development standards. <br /> 31 <br />
