Because this building was constructed <br /> prior to the code requirement, and in all honesty, before anyone knew about the need for such, it is unlikely that <br /> any air barrier was installed. <br /> Why is an air barrier important?Wherever air moves, water vapor can follow. Proper air sealing reduces the risk <br /> of water vapor moving into the wall system where prolonged exposure can result in moisture issues such as <br /> wood rotting and mold, which can cause expensive structural or health problems. Air leakage has the ability to <br /> transport exponentially more moisture into and through the building enclosure than occurs through vapor <br /> diffusion alone. Air barriers are systems of materials designed and constructed to control airflow between a <br /> conditioned space and an unconditioned space.The air barrier system is the primary air enclosure boundary that <br /> separates indoor(conditioned) air and outdoor(unconditioned) air. Air and moisture molecule infiltration <br /> through a building's exterior envelope is now known to have the ability to bring significant unwanted moisture <br /> into the building. are known to Because of the existing building construction materials and in order to reduce <br /> the moisture levels in the building, it will be necessary for the selected design team to study and propose <br /> methods to provide such air barrier in the conditioned space of the building. <br /> Scope of Services <br /> Boomerang Design will coordinate with REI Engineers (building envelope consultant) and Progressive Design <br /> Collaborative (mechanical engineer) to study and develop a report with recommendations and budget costs for <br /> remediation. We propose a not to exceed $25,000 billed as an hourly rate cost based upon the attached rate <br /> sheet and consultant proposals. Our not to exceed number is based upon the below steps: <br /> Progressive Design Collaborative (see attached) <br /> REI Engineers (see attached) <br /> Boomerang Design - Principal level administration <br /> • Review of County's Industrial Hygienist Report—1 hour <br /> • Conference Call with entire team, Owner and Hygienist to discuss initial thoughts/plans for destructive <br /> demolition—1 hour <br /> • One (1) day on site for destructive demolition oversight and analysis—8 hours <br /> • Conference Call with entire team, Owner and Hygienist to discuss results of destructive demolition and <br /> next steps— 1 hour <br /> • Analysis of options, discussion with vendors for remediation—16 hours <br /> • Conference Call with the Owner and team to discuss analysis options—2 hours <br /> • Preparation of a findings and recommendations report—8 hours <br /> • Preparations of Budget Pricing and discussion with vendors—8 hours <br />
