Draft Planning Board Minutes DRAFT 38 <br />July 7, 2004 <br />643 Steve Yuhasz: The property that is directly to the south is about 35 acres and is not land locked <br />644 but its access is through a long corridor to Mount Herman Church Road. This would provide an <br />645 alternate access. <br />646 <br />647 Brian Dobyns: It is owned by Rupert Clayton. There is 81' current access and it would be <br />648 difficult to access. <br />649 <br />650 Hunter Schofield: The County required the stub out to the south. <br />651 <br />652 Noah Ranells: Are there any plans for bridging those lot lines for greenway access? <br />653 <br />654 Steve Yuhasz: All the lots now don't have a lot of extra room. We may look at the possibility of <br />655 opening a small corridor from the cul-de-sac to the green space between lots 6 and 7. <br />656 <br />657 Hunter Schofield: In the open space along Old NC 10 and Fleet Drive is 7Y? <br />658 <br />659 Steve Yuhasz: There is a 7S land use buffer on Old NC 10. <br />660 <br />661 Hunter Schofield: That could serve as pedestrian access. <br />662 <br />663 Renee Price: If there are no plans for development, would Alex Road become a dead end? <br />664 <br />665 Steve Yuhasz: It was shown on the Concept Plan. <br />666 <br />667 Hunter Schofield: How far from the property line will the stub out stop? <br />668 <br />669 Steve Yuhasz: Stub out will actually go to the property line. We need to cut beyond the open <br />670 space for North Carolina Department of Transportation. This creates a guarantee for a future <br />671 road to be built. <br />672 <br />673 Robert Davis: It should be shown on the final fiat that the road could possibly be extended. <br />674 <br />675 MOTION made by Barry Katz to accept the revisions preliminary plans and to recommend <br />676 approval of the Staff proposed conditions.
