Draft Planning Board Minutes D R A F T <br />July 7, 2004 <br />3~ <br />598 Barry Katz: What type of houses are they going to build? <br />599 <br />600 Steve Yuhasz: I believe they will be stick built houses. <br />601 <br />602 Barry Katz: What is the purpose of the request for open space? Is it for preserving natural land <br />603 or recreational use? Are there any criteria to include or exclude any land that is not developed as <br />604 pertinent to open space? <br />605 <br />606 Robert Davis: This is defined in the Flexible Development Plan. In some cases it is to preserve <br />607 farmland and others to preserve natural areas. This will most likely fall under "preserve rural <br />608 character". <br />609 <br />610 Steve Yuhasz: There is also a small creek that runs west of the intersection that will be <br />611 protected. <br />612 <br />613 Barry Katz: Are there any plans to use this land for recreational purposes? <br />614 <br />615 Steve Yuhasz: No specific plans for active recreation. <br />616 <br />617 Hunter Schofield: We have seen this before. It is a departure from the original concept. <br />618 <br />619 Steve Yuhasz: We call this Phase 1 because, at the present, there is not much likelihood we will <br />620 develop a Phase 2. As the repair area is developed we may find that not all the area in that white <br />621 space (on map) will be required so we may come back in the future with another pod of lots. <br />622 <br />623 Hunter Schofield: I noticed that your open space allotment exceeds our open space requirement <br />624 for the Flexible Plan. <br />625 <br />626 Steve Yuhasz: We looked at what we could reasonably develop from this property. Certainly <br />627 we could add a little to each lot and reduce the amount of open space but this fits this property as <br />628 well as we could fit it without squeezing it in. <br />629 <br />630 Noah Ranells: It appears that further development would be onto the repair area. Was that <br />631 considered? That was prudent organization of the road. <br />632 <br />633 Steve Yuhasz: As far as the road location, that was the best from a sight distance perspective. <br />634 As each repair system is put in, we use part of the area. As the repairs actually occur, the Health <br />635 Department asked for updates. <br />636 <br />637 Craufurd Goodwin: If you go to municipal sewer, can you reconvert the repair area? <br />638 <br />639 Steve Yuhasz: That is a possibility but I do not anticipate it. <br />640 <br />641 Renee Price: Where does Alex Road go? <br />642 <br />15 <br />
