~, ~a
=u
~, ~ _
r --
226 S Ch~ur'on St., Hllisboroi.'gh, NC 27278
{919) 732-6262 Fax (919) 64a-1177
-..= -a- _ --._.i.
May 27, 2004
Eddie Kirk
Orange County Planning Department
Revere Road
Hillsborough, NC
RE: Davi/Net subdivision.
Dear Eddie:
As you requested, we have increased the open space along Mt. Hermon Church Road
north of Old N.C. 10 from 200' to 300'. We agree that the additional buffer will help to
maintain the existing character of the intersection of Mt Hermon Church Road and Old
N.C.10.
The property between Old N.C. 10 and the railroad (identified as 23.72 acres) is part of
the entire Crabtree Bane LLC property, and is not a separate lot for subdivision
purposes. Septic repair areas to serve the Stonegate Mobil Home Park have been
tentatively reserved as shown on the enclosed sketch (Exhibit A). More specific
information as to the final repair sites will be developed as the septic systems are
installed. Until that occurs, we are unable to commit any of the property to alternative
uses. If there is future development of this portion of the Crabtree Bane LLC property
for residential use, additional subdivision requirements will be met at that time.
Given the anticipated requirements for septic system use by Stonegate, we do not
believe that in any case there could be more than eight lots developed on the north side
of Old N.C.10. Additional development of that scope would still keep us well within
the 261ots approved with the original Concept Plan.
Very Truly Yours,
~~
Steve F. Yuhasz
for Crabtree Bane LLC
