Specific <br />scope items included for the Construction Documents submittal are as follows: <br />Demolition Plan – DAA will prepare a site demolition plan to show the removal of the <br />existing structures and other improvements located within the work area. The plan will <br />include notes to direct the contractor to the level of demolition necessary to begin work <br />on the modified site. <br />Site Layout Plan – DAA will prepare a Site Layout Plan for the proposed modification based <br />on dimensional information provided by the Client. The site layout plan will typically show <br />the following items: building setbacks, adjoining streets, access drives, parking and <br />loading areas, fencing, limits of asphalt and/or gravel areas, typical dimensions and <br />additional information as may be required by the Orange County Site Plan Submission <br />Requirements. <br />Grading & Drainage Plan –DAA will prepare a Grading & Drainage plan for the proposed <br />improvements. This plan will show both existing and proposed contours along with spot <br />elevations as necessary. <br />Stormwater Quality and Quantity Permitting – It is DAA’s understanding, per the client, <br />that no new storm water control features will be needed for the project. <br />Utility Plan – It is assumed that no extension of water and/or sewer utility mains will be <br />required such that a Utility Plan will not be prepared and is not included in this scope of <br />services. Water services and well location to the new building(s) will be depicted on the <br />site layout plan <br />Erosion Control Plan: It is assumed that this project will result in the disturbance of less <br />than 1 acre of land such that an Erosion & Sedimentation Control Permit will not be <br />required. However, since there will still be land disturbance, the project will still require <br />erosion and sediment control measure. DAA will develop a plan for the contractor to <br />follow and will indicate appropriate erosion control measures on the Erosion Control Plan. <br />DAA will also prepare the necessary calculations to appropriately size the control <br />measures. <br />Planting and Buffer Plan: The Landscape Plan will be prepared to address local permitting <br />requirements for the modified site (if required). Preparation of an irrigation plan is not <br />included in this proposal. <br />Structural Design Plans – DAA will prepare the appropriate structural plans, detail sheets, <br />cross sections, and profiles to detail the proposed concrete pads and bollards. Structural <br />engineering will include the designs and details required for the preparation of <br />construction documents which will include the structural specifications and pad details. <br />Electrical Design Plans – DAA will prepare a set of electrical site design plans for the project. <br />The site plan will depict the new site lighting, location of the empty conduits for the <br />security cameras (design of security and camera system not included within the scope).
