28 <br /> hereto. Exhibit C attached hereto shall replace Exhibit A to the Easement <br /> Agreement. <br /> 4. Each and all of the covenants and provisions contained herein (a) are made as an <br /> appurtenance for the benefit of the Leased Premises; (b) will create mutual <br /> equitable servitudes upon the Leased Premises and the Parent Parcel and shall be <br /> covenants running with the land; (c) will bind every person having any fee, <br /> leasehold or other interest in any portion of the Leased Premises or the Parent <br /> Parcel to the extent that such portion is affected or bound by any term, covenant <br /> or provision set forth herein; and (d) will inure to the benefit of the parties and <br /> their respective successors and assigns as to the Leased Premises and the Parent <br /> Parcel. <br /> 5. In all other respects, the remainder of the Easement Agreement shall remain in <br /> full force and effect and is incorporated herein by this reference, and the parties <br /> do hereby ratify the Easement Agreement and the terms and conditions therein. <br /> 6. This First Amendment shall be governed by the laws of the State where the <br /> Easement Area is located. <br /> 7.
