Residential Density -Amend the following sections of the Zoning Ordinance to <br />reduce densities from 1 and 2-acres per dwelling unit to 3-acres per dwelling unit <br />in most of the County with the exception of the lJpper Eno Watershed where 5~- <br />acre (*1S` 5-lots may be 2-acres) density is suggested: <br />Section 6.23.2; Section 6.23.3; Section 6.23.10; Section 6.24 <br />PURPOSE: The proposed amendments reduce urban sprawl potential by <br />reducing housing density. They are necessary to address identified growth <br />challenges in the areas of air and water quality, water resources, environmental <br />protection, open space preservation, traffic control, and efficient provision of <br />public services. <br />b. Minimum Lot Size -Amend the following sections of the Zoning Ordinance to <br />raise Minimum Lot Size from 40.000 sf to 87.120 sf: <br />Section 5.1.1; Section 5.1.2; Section 6.2.2 <br />PURPOSE: The proposed amendments from a minimum of 40,000 sf to 87,120 <br />sf are necessary to address identified growth challenges in the areas of <br />sustainability, water and air quality, and groundwater recharge including more <br />area for normal residential activity without disturbing private infrastructureā€˛ <br />B. Non-Public Hearing Items <br />1. Update on Rural Enterprises Project <br />Purpose: To respond to questions and request permission to move forward with <br />preparation of amendments for presentation at an upcoming public hearing, <br />Planning and Economic Development staff will respond to questions and <br />comments from the February 28, 2005 Joint County Commissioner/Planning <br />Board Work Session on the Rural Enterprises project and conditional district <br />zoning proposal. The focus will be on a recommended permitting process, <br />suitability of farm-related businesses in certain sections of the County, and <br />realistic viability of such businesses in the long-term.. <br />Changes may be made in the advertised proposals that reflect debate, objections <br />and discussion at the hearing. <br />
