As such, Orange County <br />Economic Development hired the team of Timmons Group, Britt Nance Collaborative and NAI Carolantic <br />Realty in May 2017 to complete an Economic Development Site Related SWOT Analysis of Economic <br />Development Districts (EDD's) and Commercial - Industrial Transition Activity Nodes (CITAN's) located along <br />the Interstate 40 and Interstate 85 corridor. This report includes a summary of the findings and <br />recommended next steps for Orange County. <br />Orange County currently has eight (8) CITAN's and EDD's that were established in 1986 (over 30 years <br />ago). These include the following: <br />EDD / CITAN <br />Size <br />Eno EDD <br />776 acres <br />Hillsborough EDD <br />703 acres <br />Buckhorn EDD <br />900 acres <br />Buckhorn CITAN <br />719 acres <br />West Efland CITAN <br />242 acres <br />East Efland CITAN <br />433 acres <br />Hillsborough CITAN <br />4 acres <br />Hillsborough CITAN <br />46 acres <br />Geographic Advantage <br />Orange County is in an excellent location in North Carolina and Southeastern United States to take <br />advantage of the current economic upswing and have long -term sustainable and responsible economic <br />development growth. Conveniently located in central North Carolina at the intersection of 1 -40 and 1 -85, just <br />west of the Research Triangle Park and to the east of the Piedmont Triad, Orange County is the "gateway" <br />from Southeastern to Northeastern United States and Eastern North Carolina. <br />With eleven (11) Interstate interchanges located in Orange County, and eight (8) Interstate interchanges <br />within the CITAN's and EDD's, the 1 -40 and 1 -85 traffic counts reveal a significant opportunity for Orange <br />County to further leverage their geographic position along the east coast and as this potential "gateway ". <br />A review of the 2015 NCDOT traffic counts (see below) indicates traffic consistent with other large <br />metropolitan areas throughout North Carolina, such as Charlotte, Raleigh or Greensboro. <br />31 Page <br />
