Article 10: Definitions <br /> Section 10.1: Definitions <br /> <br />Orange County, North Carolina – Unified Development Ordinance Page 10-19 <br /> <br />uses by allowing for an increase in square footage, number of onsite employees, students, customers, <br />clients, and annual events with an approved Class B Special Use Permit. <br /> <br />Home Occupation, Minor <br />An accessory business use, which is owned or operated by the resident of residentially-zoned property, <br />and is clearly incidental and subordinate to the principal residential use of the property. <br />Home Park <br />A parcel of land under single ownership which has been planned and improved in compliance with <br />Sections 3.8 and 5.5.4 for the placement of mobile homes/manufactured homes and Temporary <br />Residential Units for use during the duration of the lease. The term includes mobile home parks <br />developed under previous permitting requirements. <br />Home Park Space <br />A parcel of land occupied or intended to be occupied by one and only one Mobile Home or Temporary <br />Residential Unit and for the exclusive use of the occupants of said dwellings. <br />Hotel, Motel, Motor Lodge, Motor Inn, Inn, Tourist Court167 <br />A building or group of attached or detached buildings containing, in combination, ten or more lodging <br />units, or ten or more dwelling units intended primarily for rental or lease to transients by the day or week, <br />as distinguished from multi-family dwellings, rooming houses and residential hotels in which rentals and <br />leases are for weekly or longer periods and occupants are generally residents rather than transients. <br />Hotel, Residential <br />A building or group of attached or detached buildings containing, in combination, ten or more lodging <br />units available for occupancy only for periods of thirty days or longer, provided, however, that temporary <br />lodging units for guests of regular tenants may be provided in any residential hotel, with number of such <br />units limited to 10% of the number of tenant lodging units.168 <br />Immediate Neighborhood <br />A subdivision or area of the county which distinguishes it from other subdivisions or areas by virtue of its <br />location within the service area of a park site or sites as shown on the adopted “Recreation Service Area <br />Boundaries Map” on file in the Planning Department. <br />Impervious Surface <br />A surface composed of any material that impedes or prevents the natural infiltration of water into the soil. <br />Such surfaces include concrete, asphalt and gravel surfaces. These include, but are not be limited to, <br />streets and parking areas, sidewalks, patios, and structures that cover the land. <br />Industrial, Light <br />Manufacturing & processing operations that occur entirely indoors and have limited impacts on <br />surrounding properties, including, but not limited to, production of the following: food products (i.e. <br />commercial bakery, candy, and beverages, including bottling); surgical, medical and dental instruments; <br />wood cabinets, furniture and upholstery; light machinery, including household appliances; toys, sporting <br />and athletic equipment, excluding firearms and ammunition; and, paper products, such as bags, <br />containers, and cardboard. <br />Industrial, Medium <br />Manufacturing & processing operations that may occur indoors or outdoors and have limited impacts <br />beyond the boundaries of the zoning district, including, but not limited to, the following: heavy household, <br /> <br />167 Now part of the Short Term Rental use category.  <br />168 Staff is recommending this be eliminated as being overly redundant.  <br /> 156
