Article 5: Uses <br /> Section 5.6: Standards for Commercial SERVICE Uses <br /> <br /> <br /> <br />Orange County, North Carolina – Unified Development Ordinance Page 5-51 <br /> <br />(2) Standards of Evaluation <br />(a) Lot size shall be adequate for the method of sewage disposal, and for <br />the other improvements proposed or required. <br />(b) The site plan shall show the boundaries of the site, the distances to the <br />nearest residential structures, access points, parking areas, service area, <br />location of proposed existing buildings. <br />(c) The landscape plan shall be at the same scale as the site plan and <br />should show how the facilities will be screened from the adjacent <br />properties, in addition, to proposed or existing trees, shrubs, and ground <br />cover. <br />(d) Elevations of buildings should show that the buildings preserve the <br />residential character of the area. <br />5.6.25.6.3 Nightclubs, Bars and Pubs <br />(A) General Standards for of Evaluation <br />(1) Buildings for nightclubs, bars and pubs shall not be located within 200 feet of a <br />residence. <br />5.6.35.6.4 Massage Business <br />(A) General Standards for of Evaluation <br />(1) Must comply with the Ordinance for the Control of Massage and Massage <br />Establishments <br />(2) The submittal of construction plans for all existing and proposed buildings <br />housing the massage business. The construction plans 15shall include floor <br />plans and cross sections showing the proposed use of all portions of such <br />buildings. <br />(3) For existing buildings, certification by the Orange County Building Inspector that <br />the structure(s) complies with the North Carolina Building Code and all related <br />construction codes. <br />5.6.5 Funeral Home <br />(A) Standards for the CC-3 and GC-4 Zoning Districts16 <br />(1) On-site crematoria facilities shall be prohibited. <br />(B) Standards for the I-1 and I-2 Zoning Districts <br />(1) On-site crematoria facilities shall be permitted. <br />5.6.6 Garden Center17 <br />(B)(A) General Standards for of Evaluation <br />(1) Outdoor display and storage of goods will be permitted. <br />(2) Outdoor storage of bulk goods shall be located to the rear or side of the primary <br />building and screened on three sides by an eight foot high opaque wall or fence. <br /> <br />15 Eliminating redundant language. <br />16 Staff has received inquiries <br />17 Staff is correcting a typo. The Current UDO has the term ‘Garden Center’ listed within the Massage Business <br />land use category within Section 5.6.2 (A) (3).
