Article 7: Subdivisions <br /> Section 7.12: Flexible Developments <br /> <br /> <br />Orange County, North Carolina – Unified Development Ordinance Page 7-56 <br /> <br />TABLE 7.13.4.C.3: VILLAGE DEVELOPMENT STANDARDS <br />Streets & <br />Alleys <br /> Lots shall front on a street with a maximum right-of-way width of 60 feet, consisting of at least two 12- <br />foot travel lanes, 8-foot parallel parking on one side, and a 5-foot sidewalk on one side. <br /> Lots shall have their rear lot lines coinciding with the right-of-way of a 24-foot alley, containing a <br />vehicular pavement width of at least 12 feet if one-way; 16 feet if two-way. <br /> Provision shall be made for service delivery, utility poles (if any) and trash collection at the rear lot <br />line. <br /> Street trees shall be planted on both sides of the street at no more than 40-foot intervals. They shall <br />be deciduous and of varieties that obtain a mature height of at least 50 feet. <br />Parking <br /> The number of parking and loading spaces shall be provided in accordance with Section 6.9 of this <br />Ordinance. <br /> All off-street parking spaces shall be located to the side or rear of the building. When access is <br />through the lot frontage, garages and carports shall be located a minimum of 10 feet behind the front <br />building wall line. Front-facing garage doors shall be painted to match the color of the main house. <br />WORKSHOP USE PROVISIONS <br />Land Use <br />Land designated for Workshop Uses may be used for the following purposes: <br /> Farm service support establishments. <br /> Building and landscaping contractors. <br /> Establishments involved in the repair, assembly, and/or manufacture of products which require only <br />hand or table mounted electrical tools. <br /> Automotive service uses, including the servicing and repair of automobiles, and sale of automobile <br />parts, but excluding body repair shop and automobile storage. <br /> Warehousing and distribution establishments, provided all storage is conducted entirely within a <br />building. <br />Land <br />Allocation <br /> Not more than 2% of the land area in the Village Proper shall be designated for Workshop Area use. <br /> Workshop Area lots shall be grouped together, located at the edge of the Village Proper, and be no <br />closer than 500 feet to the Village Green. <br /> Workshop Area lots shall have a maximum lot frontage of 150 feet. <br /> A maximum of two lots may be combined for the purpose of constructing a single building. <br /> Setback requirements on combined lots shall be the same as for single lots. <br />Lots & <br />Buildings <br /> Buildings shall not be required to provide setbacks from front or side property lines. <br /> Workshop Area lots shall be separated from other types of use categories at the side or rear property <br />lines (except an entry onto an alley) by a continuous masonry or wood wall of not less than 10 feet in <br />height or by a landscaped buffer of 100 feet in width. <br /> Building coverage may not exceed 70% of the lot area. <br /> Buildings may not exceed two stories in height. <br />Streets & <br />Alleys <br /> Lots shall front on a street with a maximum right-of-way width of 60 feet, consisting of at least two 12- <br />foot travel lanes, 8-foot parallel parking on one side, and 5-foot sidewalks on both sides. <br /> Lots shall have their rear lot lines coinciding with the right-of-way of a 24-foot alley, containing a <br />vehicular pavement width of at least 12 feet if one-way; 16 feet if two-way. <br /> Provision shall be made for service delivery, utility poles (if any) and trash collection at the rear lot <br />line. <br /> Street trees shall be planted on both sides of the street at no more than 40-foot intervals.
