Article 3: Base Zoning Districts <br /> Section 3.3: Residential Districts <br /> <br /> <br />Orange County, North Carolina – Unified Development Ordinance Page 3-2 <br /> <br /> <br />SECTION 3.3: RESIDENTIAL DISTRICTS <br />RB <br />RURAL BUFFER <br />DIMENSIONAL AND RATIO STANDARDS <br />Lot Size, min. <br />(square feet) 87,120 <br />PURPOSE Lot Width, min. <br />(feet) 130 <br />The purpose of the Rural Buffer (RB) District is to provide locations <br />for rural residential developments and agricultural, silvicultural or <br />horticultural uses which serve to buffer or separate more intensively <br />planned and/or developed portions of Orange County. <br />Development within the Rural Buffer (RB) District is at very low <br />densities (the minimum lot size per dwelling unit is two acres) and <br />relies on individual wells and ground absorption systems for <br />domestic water supply and sewage disposal, respectively. <br />Front Setback from <br />ROW, min. (feet) 40 [2] <br />APPLICABILITY Side Setback, min. <br />(feet) 20 [1] <br />This district will usually be applied where the following conditions <br />exist: <br /> <br />1. Designated by the adopted Comprehensive Plan as Rural Buffer <br />or by the adopted Joint Planning Area Land Use Plan as Rural <br />Residential or both. <br /> <br />2. Urban services, including water distribution and sewage <br />collection mains, are not likely within 10-20 years. <br />Rear Setback, min. <br />(feet) 20 [1] <br />Height, max. (feet) 25 [3] <br />DIMENSIONAL STANDARDS NOTES: <br />[1] Accessory structures shall not be erected in any required front <br />open space and shall also conform to all other regulations. <br />[2] Any corner lot having an abutting interior lot on its side street <br />shall observe a front yard setback from both streets provided, <br />however, that this requirement does not reduce the width suitable <br />for a building on said lot to less than 25 feet. Uses shall be restricted to those indicated for the RB District in Section 5.2, unless a Conditional Use (CU) <br />or MPD-CZ District is approved (see Section 3.8). <br />2. Development within the zoning district shall be subject to all applicable use standards detailed in Article 5 <br />and all applicable development standards detailed in Article 6 of this Ordinance. <br />3. While the Minimum Lot Size may be 87,120 square feet, the density permitted on a given parcel is based on <br />the Watershed Protection Overlay District in which the property is located. Refer to Section 4.2.4 for a <br />breakdown of the allowable density (i.e., the number of individual dwellings that can be developed on a <br />parcel of property). <br />4. Allowable impervious surface area is based on the Watershed Protection Overlay District in which the <br />property is located. Refer to Section 4.2.5 for a breakdown of the allowable impervious surface area. <br />5. For lots outside of a Watershed Protection Overlay District (see Section 4.2), the minimum usable lot area <br />for lots that utilize ground absorption wastewater systems shall be 30,000 square feet for parcels between <br /> 24
