Manufacturing / Industrial X X X X X X P P <br /> <br />(d) For residential uses, the Master Plan shall include the maximum density <br />permitted. <br />(4) Setbacks & Buffers <br />(a) All setbacks and buffers shall be shown on the Master Plan for the <br />following: <br />(i) Development perimeter, <br />(ii) Each development lot/pod, <br />(iii) Streams, Special Flood Hazard Areas, and other environmentally <br />sensitive areas, and <br />(iv) Rights-of-ways, interior and adjacent to the development. <br />(b) Setbacks and buffers for each lot/pod shall be consistent with the <br />compatibility matrix required when multiple uses are approved for each <br />lot/pod <br />(5) Maximum Building Heights <br />(a) Maximum building heights shall be provided on the Master Plan. <br />(b) Maximum building heights may be established for each development <br />lot/pod or for the development, as a whole. <br />(c) Varying building height maximums, if established, shall be consistent <br />with an approved compatibility matrix, if applicable. <br />(6) Utility Master Plan <br />(a) The Master Plan shall show the proposed location of all utility lines, <br />structures and accompanying easements, including but not limited to: <br />(i) Sanitary sewer, <br />(ii) Potable Water, <br />(iii) Reclaimed Water, <br />(iv) Stormwater Management, <br /> 132
