(feet) No requirement [1] <br />PURPOSE <br />Tract Side Setback, min. <br />(feet) No requirement [1] <br />The purpose of the Rural Master Plan Development Conditional <br />Zoning (MPD-CZ) District is to provide for unified large scale <br />residential developments in the rural areas of the county designed to <br />allow for the creative design and layout, and observance of <br />environmental protections, through the approval of a general <br />concept Master Plan the permits defined flexibility to accommodate <br />land use adjustments in response to evolving housing needs and <br />trends. <br /> <br />In certain instances non-residential activities may be allowed <br />consistent with the development standards contained herein.6 <br /> <br />APPLICABILITY Tract Rear Setback, min. <br />(feet) No requirement [1] <br />The district shall be located in such a manner as to be compatible <br />with the character of existing development of surrounding properties, <br />thus insuring the continued conservation of building values and <br />encouraging the most appropriate use of land in the county. <br />Therefore, when evaluating an application for this district, emphasis <br />shall be given to the location of the proposed development, the <br />relationship of the site and site development plan to adjoining <br />property, and the development itself. <br />Height, max. No requirement [1] <br />DIMENSIONAL STANDARDS NOTES: <br /> [1] The RMPD-CZ district is intended to allow for flexibility in <br />dimensional standards. The overall development will be evaluated <br />to ensure compatibility with surrounding properties and with planning <br />objectives. <br />Specific site development standards can be approved with the <br />Master Plan. <br />Required Livability Space <br />Ratio, min. No requirement [1] <br /> <br />RMPD-CZ DISTRICT SPECIFIC DEVELOPMENT STANDARDS <br />1. The RMPD-CZ district shall be allowed only within the Agricultural Residential and Rural Residential Land Use <br />Classifications, as defined in the Orange County Comprehensive Plan.7 <br /> <br />4 This new section outlines the intent, purpose, and development opportunities/constraints for the district.  <br />5 Staff is recommending 20 acres as a minimum parcel size to address concerns over haphazard ‘high’ intensity  <br />development in the rural areas of the county.  <br />6 The intent is to allow non‐residential development only within areas of the County (i.e. transition area or nodes)  <br />where such activity would currently be permitted.  Please refer to number 3 of the development standards section  <br />for additional clarification on the allowance.  <br /> 119
