The system shall include all appurte- <br />nances whether or not specifically implied or expressed herein or on the contract drawings. <br />All electrical signal wiring together with all field control wiring whether a part of the automation system or not <br />shall be provided for all equipment in the mechanical section as a part of the work of this section. <br />System offered as substitute to that used for design shall have suitable performance and final approval will be <br />reserved pending satisfactory performance on the job. Replacement parts for all control components shall be <br />kept in stock locally. Furnish a complete control wiring diagram including written description and sequence of <br />operation. <br />The system shall be complete in all respects including: proper application, materials, equipment, auxiliary re- <br />lays, power transformers, and services necessary, and shall be installed by personnel regularly engaged in this <br />type of work. The system shall include all appurtenances whether or not specifically implied or expressed here- <br />in or on the contract drawings, and be installed complete in full accordance with manufacturer's recommenda- <br />tions. <br />All controls to be adjustable and exact setpoints determined and adjusted in building conditions in field. <br />The Mechanical Contractor shall include in his bid the services of the Controls system manufacturers factory <br />trained field representative to check -out, start-up, calibrate, and adjust system. As part of the check -out and <br />start-up service, field representative shall prepare a complete zone list of all devices and also a list of all set- <br />tings. This information shall be included in contractor's operation and maintenance manuals. Field representa- <br />tive shall instruct Owner's representative completely in system operation. Field representative shall certify in <br />letter form to the Engineer that all devices have been completely checked, calibrated and adjusted, and that all <br />devices are functioning properly, and installed per manufacturer's installation instructions. Include in letter to <br />Engineer name of Owner's personnel instructed in system operation. <br />The controls installer shall submit a complete wiring, logic, and schematic diagram for approval before installa- <br />tion. A written sequence of operation and flow diagram shall be included with control and wiring diagram show- <br />ing all controls, functions, interlocks, wiring, etc., for approval; submittal shall be on sepia, if drawings are over <br />11" x 17" in size. <br />Upon completion of control installation, 1 sepia of control diagrams shall be sent to the Engineer, the control <br />manufacturer shall thoroughly check and calibrate the control system and place it in working order as specified <br />and to the Engineer's satisfaction. The contractor shall include in his contract complete instructions and neces- <br />sary control data to the maintenance personnel on the installed control system. The control manufacturer shall <br />then certify in letter form to the Engineer and Architect that all control requirements have been met and that all <br />control components are calibrated and in working operation as specified and names of Owner's personnel in- <br />structed. All control settings shall be appropriately marked inconspicuously beside dampers, knobs, and ad- <br />justments, permanently. All relays to visually indicate energized /de- energized position or contain integral pilots. <br />Post at each panel up -to -date, as installed, reduced control drawings; see previous section of specifications <br />concerning instruction and parts manuals, warranties, service, etc. <br />Service and Warranty: <br />After installation, system start-up shall be performed. All controls and related components will be ad- <br />justed. The equipment being controlled by the system controls shall be in operation and fully inspected. The <br />control system herein specified shall be free from defects in workmanship and material under normal use and <br />service. If within 12 months from date of acceptance by owner /engineer, any of the equipment herein described <br />is proved to be defective in workmanship or material, it will be repaired, adjusted or replaced free of charge by <br />the installing contractor. <br />After completion and check of system, provide a minimum of (1) day training program for Owner's representa- <br />tive which shall stress operation of complete control system. During this period, log all temperatures, and tem- <br />perature drops /rises across equipment hourly, stabilizing set down 51, stabilize set up 101 stabilize, reset to orig- <br />inal setpoint, stabilize and log. <br />Thermostats are to be enclosed in lockable clear lexan guards or wire guards where requested by the owner — <br />coordinate prior to submittals / ordering and installation. <br />INSTRUMENTATION AND CONTROL FOR HVAC 238500-3 <br />
