DocuSign Envelope ID: 9826C043- 4C32- 49CD- A4CC- DC28ABAB7CE7 <br />SECTION 238500 - INSTRUMENTATION AND CONTROL FOR HVAC <br />Generally all equipment to be furnished with packaged, standalone controls per schedules and information on draw- <br />ings (programmable thermostats / sensors, control dampers, packaged interface equipment / modules, packaged <br />programmers / keyboard managers, etc.). Packaged equipment to generally be for standalone operation (i.e. no in- <br />terface to a building energy management system at this time). However, all controls shall include BACNET interface <br />modules / cards, software, and all other accessories necessary for a complete integration to owner's existing energy <br />management system in the future. Mechanical Contractor shall be responsible for setup and programming of all con- <br />trols per manufacturer's recommendations. In addition to packaged controllers, t'stats / sensors, etc. at all equip- <br />ment, BACNET cards / devices / software shall be supplied by the equipment supplier - for integration of all equip- <br />ment to owner's energy management system (see below). Note: Refer to other sections of specs. and drawings <br />for equipment to be furnished by the owner and installed by this contractor. Local Packaged Controls Systems <br />to be accessed via factory packaged keypads, or interface devices — coordinate mounting locations / access with <br />owner. Packaged controls to be by Daikin, or approved equals by Carrier / Toshiba, Mitsibishi, or Trane. All pack- <br />aged controls, devices, etc. to be full programmed by this contractor. Occupancy schedules to be coordinated with <br />the Owner. System to be web -based for owner access, giving the following functions: schedule / setpoint <br />changes, alarms, status of equipment, etc.. System shall include access to all mechanical equipment. Sys- <br />tem shall be graphical — based, allowing user - friendly access to systems via a floor -plan penetration scheme <br />(via point and click of a graphical floorplan on the screen — to access individual units, etc.). Web -based sys- <br />tem shall not require accessing separate websites for each "mechanical system ", however, one central web <br />page, with links to each system is acceptable (everything shall be accessible on the main web page). <br />Units shall be furnished with packaged control equipment. Wire in strict accordance with manufacturers recommenda- <br />tions, providing any and all wiring and conduit required to connect the various components together. System shall <br />meet all N.C. Energy Code and ASHRAE 90 -89 requirements. <br />Packaged heat recovery units and rooftop heat pump units to be furnished with complete, packaged control system. <br />Unit to include all integral safety control devices as required. Supply and exhaust fans shall be "on" at all times when <br />associated areas are in "occupied" mode. <br />Furnish and install a complete system of electric temperature controls as specified herein. Controls shall generally be <br />packaged, programmable controls with the ability to interface with facility ems in the future (i.e. BacNet cards or Bac- <br />Net Thermostats (where applicable) shall be included for full unit integration of all control / programming / monitoring <br />"points" in the future). Replacement parts for all control components shall be kept in stock locally. <br />Provide solid state heating - cooling auto - changeover, 7 -day programmable thermostats for space temperature con- <br />trol for fan coil split systems. Thermostats to have dual setpoints (heating / cooling). <br />Thermostats shall be equipped with switches to provide for continuous fan operation, or Auto fan operation and sys- <br />tem Off - Heat -Cool -Auto, and be compatible with equipment furnished. Fan shall run continuously for all rtu's during <br />"occupied" periods. <br />Program control for designated toilet exhaust fans to be via associated zone programmable thermostat (wired — in at <br />auxiliary contact(s)). <br />Packaged digital controllers to be provided for all miscellaneous exhaust systems, and all other equipment as re- <br />quired. <br />Any control devices shall be located for convenient access and function if not specifically located on drawings, includ- <br />ing all conduit and wiring required to be furnished and installed by this contractor. All thermostat and operable con- <br />trols devices shall be located not higher than 48" AFF. <br />Furnish a complete control wiring diagram including written description and sequence of operation; train in operation <br />and adjustment. <br />All control wiring shall be in accordance with electrical specifications. <br />Reece, Noland & McElrath, Inc. 238500-1 Orange County Board of Elections <br />Orange Co., NC 05/04/18 <br />
