Incentives such as private roads, lower fees, and expedited review are <br />provided on both ends of the development density spectrum.. <br />To develop the Rural Character plan alternative for the Storey Creek <br />Basin, undeveloped areas were identified and grouped into "project sites. In <br />all, 19 sites were identified. An evaluation of each site was done and a <br />recommendation as to the best suited Rural Character development option was <br />made. The property of Mr. Bob Strayhorna a member of the .planning Group <br />and Rural Character Study Committ ,was used as a case study. Applying the <br />five -acre lot option to his 178 acres resulted in 37 lots averaging 4.63 acres. <br />Applying the staff - recommended Rural Character options to the study area <br />resulted in an additional 1,769 dwelling units. Developing <br />a comrnunity vision and defining goals as referenced above is proposed as the <br />main order of business.
