The conventional designs have either a low or no impact on water quality, water and sewer <br />service, transportation and air quality and demand for new parks. They also have a medium <br />impact on wildlife habitat and preservation of natural character, groundwater, provision of new <br />school facilities, and the necessity to expand public safety services. Conventional development <br />has a high impact on the historic structures of the area. It has a small positive fiscal impact. <br />The density - neutral design has either a low or no impact on water quality, wildlife habitat and <br />natural character, sewer service, and new park facilities. It has a medium impact on <br />sedimentation, historic resources, pressure on school facilities, water service and groundwater, <br />septic disposal and public safety resources. It has a small positive fiscal impact. This design <br />has no high impacts. <br />The neo- traditional design is the most intense of the three design options since this design <br />accomodates more residential dwellings and more non - residential development than the other <br />alternatives. It has high impacts on most of the elements. The exceptions are with medium <br />impacts on transportation and low impacts on air quality, parks, groundwater, septic disposal <br />and historic resources.
