Advocates of this type of <br />development include Peter Calthorpe, a California architect whose design standards have been <br />applied in Laguna West, CA and Andres Duany and Elizabeth Plater - Zyberk, the designers of <br />the neo- traditional towns Seaside, FL and Kentlands, MD. <br />Applying the principles and design features of neo - traditional design results in a development <br />pattern centered around a village core, featuring a vibrant mix of -shops and residences (see <br />perspective p 36). Surrounding the core are residential neighborhoods with densities decreasing <br />as distance from the core increases. The development design can accommodate a variety of <br />single and multi - family options. Public gathering spaces, human- scaled streetscapes, and a <br />reasonably consistent architectural theme will link neighborhoods throughout the development. <br />This design group was directed by the Orange County Planning staff to generate a transit - <br />oriented design focused on a potential Triangle Transit Authority (TTA) rail station. <br />Stoney Creek Basin Area Plan, 29 <br />
