degrees of focus on certain constraints. <br />The Development Constraints Map for the conventional design group included all of <br />the features on the Primary Constraints Map as well as power line easements and <br />existing water and sewer lines. (see Map 6) <br />The density- neutral design group categorized various constraints as primary and <br />secondary conservation areas. The primary conservation areas, which would remain <br />undeveloped, included unbuildable areas of Duke Forest, wetlands, 100 -year <br />floodplains, alluvial soils, steep slopes and power easements. The secondary <br />conservation areas included natural areas, wildlife corridors, historic sites, deciduous <br />forest, and pasture /farmland. (see Map 7) <br />The neo- traditional design, which relies more upon infrastructure extension, included <br />all of the primary constraints except soils unsuitable for septic systems and added <br />economic development. districts, power line easements, existing water and sewer lines, <br />and historic sites to their constraints map. Soils unsuitable for septic systems were not <br />included because the density of development created with a neo - traditional design <br />would necessitate sewer and water service.
