DEVELOPMENT /YIELD: 33 lots <br />Place all development yield from total site together - focus on <br />LOCATION: <br />south side. Two OSD options in RB package - one -acre lots with <br />40 %, and half -acre lots with 67 %. Both could work. Close, but <br />select 67 % option because of large areas of poor soils. Would <br />ACREAGE: <br />allow to focus open space on south side to connect with Camp <br />NOTES: <br />New Hope and put smaller lots in narrow area of site - adjacent <br />to open space. Yields 33 lots at 19,034 square feet. <br />ALTERNATIVES: <br />40% OSD would yield 28 one -acre lots, but lots would likely <br />need sewer because of soils constraints. Could do conventional <br />two -acre lots with 23 lots. <br />SITE: <br />"R" <br />LOCATION: <br />Strayhorn farm plus landlocked tract to south. East side of NC 86 <br />on south side of New Hope Church Road. Part of site in Rural <br />Buffer. <br />ACREAGE: <br />172 Acres total <br />NOTES: <br />Part of site is in Rural Buffer and development in this area must <br />meet RB options. Scenic vista, active farmland and 10 -acre lake <br />on northern part of site along New Hope Church Road. <br />Significant natural area on southern tract - chestnut oak forest <br />with wild turkey population. Soils in interior and far south with <br />restricted development potential. Spring located to northeast along <br />creek. Pastureland extends south and east, hogs in center of site. <br />DEVELOPMENT /YIELD: 35 lots <br />Most viable alternatives are five -acre lots with incentives, two - <br />acre lots or one -acre OSD. Location of site adjacent to Rural <br />Buffer and farthest away from urban areas should make larger -lot <br />development marketable. High density neither desired by owner <br />nor consistent with locale. Go with 5 -acre lots. <br />See site design for specifics on option and yield. <br />ALTERNATIVES: <br />30% OSD on non -Rural Buffer part would yield around 126 lots <br />averaging slightly over 3/4 -acre in size. Conventional two -acre lot <br />development could be pursued on all of site yielding <br />approximately 85 lots - but lake and vista may be carved up. <br />15 <br />
