SITE: <br />"E" <br />LOCATION: <br />Eastern part of area, east of University Station RR spur. Narrow <br />access to Old NC 10. <br />ACREAGE: <br />37 Acres <br />NOTES: <br />Poor soils across site. Needs sewer or potential very limited. <br />Little frontage for access. RR buffer required. East part of tract <br />bisected by power line. Split by Chapel Hill and Eno Townships. <br />Other than soils, no other constraints. Could use a narrow country <br />lane entrance. Use OS as a buffer along RR to west and power <br />DEVELOPMENT /YIELD: <br />line to east, cluster in middle. Assume sewer available. Combine <br />ALTERNATIVES: <br />with Site F to west, and develop in conjunction. <br />DEVELOPMENT /YIELD: 49 16ts <br />Soils lend to OSD. Use 40% OSD, and combine with "F" - <br />putting all lots on site "E ". Thus 49 total acres and 49 lots <br />allowed on 29.5 acres (average 26,314 s.f.). Open space of 19.5 <br />acres. No lots on "F" part of site. <br />ALTERNATIVES: <br />Conventional two -acre would provide lower lot yield, as soils <br />constraints may make lots larger. Could do a 60% OSD with <br />tighter cluster. <br />SITE: <br />"F" <br />LOCATION: <br />Eastern part of area, landlocked between existing development <br />and railroad spur. Contiguous to site "E" across railway. <br />ACREAGE: <br />12 Acres <br />NOTES: <br />Poor soils cover site. Access a big problem. Only possibility is <br />via private drive - but may be no easement possibility. Best option <br />is to develop in conjunction with "E" (see above). Allows <br />development to be coordinated with site "E ", keeping this in open <br />space - as playing fields, perhaps? <br />DEVELOPMENT /YIELD: <br />Develop with site "E" (see above). No lots on "F" part of site. <br />ALTERNATIVES: <br />Only chance is to negotiate easement to University Station Road. <br />If so, then need sewer and could do OSD. <br />SITE: <br />"G" <br />LOCATION: <br />Eastern part of area, between University Station Road and RR <br />spur. <br />ACREAGE: <br />12 Acres <br />NOTES: <br />Poor soils on part of site. Railroad spur and University Station <br />Road isolate site. Creek in northeast corner of site, slopes 10% <br />and up in area around creek. Near Windy Hill development. <br />FJ <br />
