The following is a <br />summary of some of the primary staff observations and concepts developed /used <br />by staff. <br />Agriculture <br />• Need to focus on active and contiguous farmland. <br />• Strayhorn farm is the only substantive operation in area. <br />Natural (and Cultural) Resources <br />• Duke Forest <br />• Wildlife corridor along Stoney Creek <br />• Identified natural areas in inventories <br />• Number of historic properties /sites <br />• Impact on schools /by schools <br />Visual Resources <br />• Vistas along New Hope Church Road, Old NC 10, I -85. <br />• Guernsdale dairy; Strayhorn farm. <br />• Encourage development off ridgelines and in wooded areas. <br />Manage orderly growth <br />• For efficient service provision, density should be generally higher in areas <br />to north and west near Hillsborough, lower to south and east near Rural <br />Buffer. <br />• Any commercial activity should be internally- oriented. <br />• The potential exists for master - planned project in center of area. <br />• Explore potential for transit - compatible development around I -85 and <br />Railroad. <br />Flexibility for Landowners <br />• Farming is allowed in open space. <br />• Open -Space developments (OSD's) allow site design flexibility, potential for <br />lower infrastructure costs, and use of otherwise unbuildable land. <br />• Variety of development available at choice of landowner. <br />• Address family lot and other concerns by using five one -acre lots per lot of <br />record provision. <br />• Others as outlined in RCS goals. <br />0 <br />
