Introduction <br />This report has been prepared by the land use planning workshop at the UNC Department of City <br />and Regional Planning, under the direction of Dr. David Godschalk and Dr. Phil Berke. At the <br />request of the Orange County Planning staff, the class has designed three development scenarios <br />for the Stoney Creek Basin Planning Area. These designs will be considered by the Stoney <br />Creek Planning Group in developing a small area plan for the area. <br />CONVENTIONAL DEVELOPMENT: based upon the use of existing regulations and the <br />continuation of current development patterns. <br />DENSITY - NEUTRAL DEVELOPMENT: envisions cluster development as a strategy for the <br />preservation of large open spaces and environmentally - sensitive lands. <br />NEO- TRADITIONAL DEVELOPMENT: the establishment of a mixed -use, rail- centered <br />village core with surrounding, interconnected neighborhoods to foster a strong sense of <br />community. <br />Following is a brief summary of each design concept, beginning with a description of the land <br />suitability analysis performed for each. The suitability analysis provided the foundation for the <br />conceptual designs which are shown in this packet. The text describes the design concepts, <br />objectives, and land use estimates for each development scenario. The next phase of the project <br />will consist of impact analyses for each of the three proposals so that the study group will be able <br />to fully ascertain the advantages and disadvantages of each. <br />Stoney Creek Basin Area Plan, page] <br />
