Managers Office MEMORANDUM TO: Stoney Creek Planning Group FROM: Gene Bell, Planner III (� 13 SUBJ: Agenda for April 4, 1996 Meeting DATE: March 28, 1996 Enclosed are the agenda materials for our April 4 meeting. We have much to cover, so we need to try and adhere to our schedule. Item 2 - Open House Our open house was held on March 21 at New Hope Elementary School. As you can see from the enclosed attendance list, we had a pretty good turnout and the Planning Group was well- represented. I have also enclosed handouts from the open house for those who were unable to attend. We need to briefly discuss our perceptions from the open house and determine if there are additional issues or concerns that need to be addressed. The main items that I heard were the need for: • Better understanding of Flexible Development as it applies to the area; • assessment of traffic impacts on the area at buildout; and • clarification between Flexible Development and transfer of development rights. Item 3 - Adjustments to Land Use Intensities on Map As mentioned previously, we need to fine -tune the map. This will entail "firming -up" the boundaries of the intensity areas. I hope we can do this at our meeting; otherwise, it may need to be referred to the Preliminary Design Subcommittee. Item 4 - Initial Review of Draft Plan Text I have begun to pull together a draft of the plan text using the enclosed table of contents which I borrowed from the Chapel Hill Northwest Small Area Plan as my starting point.
