MINOR SUBDIVISION APPROVAL PROCEDURES <br />CONCEPT PLAN <br />I. APPLICATION <br />A. The subdivider needs to receive Planning Department approval of a Concept Plan, before submitting <br />a Final Plat. <br />B. Concept Plan application requirements: <br />1. Application form /checklist signed by the owner and applicant. <br />2. Subdivision of the property may require payment of deferred taxes under "farm use value <br />taxation ". If the property to be subdivided is currently under "farm use value taxation. ", <br />please contact the Orange County Tax Office. <br />3. Two (2) copies of the Concept Plan prepared in accordance with Section IV -B of the Orange <br />County Subdivision Regulations. <br />4. Tax map showing the lot to be subdivided and adjacent properties. <br />5. Private road justification where private road status is being requested. <br />(Refer to Section IV- B -3 -d -1 of the Orange County Subdivision Regulations.) <br />b. Application fee. <br />C. Upon receipt of an application, Planning Staff has 5 days to accept or reject the application. A <br />Concept Plan application will not be accepted unless it is complete. <br />H. REVIEW AND APPROVAL <br />A. The Planning Staff will review the Concept Plan for general suitability of the land for <br />development, and consistency with the Orange County Comprehensive Plan and Zoning Ordinance. <br />B. The Planning Department shall complete its review of the Concept Plan within fourteen (14) days <br />of submission by the applicant. The Planning Department shall notify the applicant in writing of <br />its analysis and recommendations within this period as well. <br />1. Approve the Concept Plan; <br />2. Approve the Concept Plan subject to conditions; or <br />3. Deny the Concept Plan. <br />If the Concept Plan is denied, the Planning Department will state its reasons for denial in <br />writing to the applicant. The applicant may resubmit a revised Concept Plan to the Planning <br />Department for review and approval.. <br />C.. Any decision by the Planning Department regarding a Concept Plan may be appealed to the Planning <br />Board. <br />
