S54 Mixed Use SU A -> CU A <br />All of the "flexible development options are available in R1I as <br />modified above. Design guidelines for R1I should include <br />preservation of at least 100 feet of natural open space <br />(preferably wooded, no active recreational facilities) between <br />any pre - existing roadway and proposed development. Existing lots <br />with (e.g., less than 200 lot depth, no buildable land beyond 100 <br />ft, etc.] are exempt from this guideline, but every effort should <br />be made to preserve road frontage as natural open spaces. <br />Paragraph 7 R1 -Low Intensity (R1L): <br />The low intensity areas are "sending" areas for conservation <br />easements. That is, land within the R1L designation may sell <br />conservation easements to satisfy a conditional use in the Stoney <br />Creek Basin. The following additional changes to the permitted <br />uses is proposed: <br />S35 Rec Facilities, Golf Club P -> NA <br />S54 Mixed Use SU A -> NA <br />A more limited number of the "flexible development" options will <br />be available in R1L. To achieve full yield plan buildout <br />potential, a developer must use an open space option that does <br />not include any more than 5 conventional 1 -acre subdivision lots: <br />i.e., "clustered" development. Other open space options are <br />limited to "conservation" and "estate" development. <br />Design guidelines for R1L should include preservation of at least <br />100 feet of natural open space (preferably wooded, no active <br />recreational facilities) between any pre-existing roadway and <br />proposed development.
