Design guidelines for R1I should include <br />preservation of at least 100 feet of natural open space <br />(preferably wooded, no active recreational facilities) between <br />any pre - existing roadway and proposed development. Existing lots <br />with (e.g., less than 200 lot depth, no buildable land beyond 100 <br />ft, etc.] are exempt from this guideline, but every effort should <br />be made to preserve road frontage as natural open spaces. <br />Paragraph 7 R1 -Low Intensity (R1L): <br />The low intensity areas are "sending" areas for conservation <br />easements. That is, land within the R1L designation may sell <br />conservation easements to satisfy a conditional use in the Stoney <br />Creek Basin.
